None of you guys are blue blood baton rouge apparently. The most prestigious neighborhood in baton rouge, unquestionable, is Stones Throw. People have to die to get into it. It is the most sought after neighborhood in town. Houses sell by word of mouth only. Much more prestigious than Bocage or Pikes or Burden.
A lot of Baton Rouge transplants in this thread I guess.

There's like 8 houses there. Hard to really call it a "neighborhood."

In this economy? Again, more and more people are leaving the state due to lack of white-collar jobs. The state’s unemployment rate is hovering around 6%.
All I can say is in South Baton Rouge where I own property, if a house is priced correctly meaning if it is truly a $800k house in a area supporting that price level it will sell fairly quick, very few for sale signs in high value areas, and as you or someone else said builders are knocking out $700-800K spec homes.

Agree with Bocage. I had home health patients in that area. Wowza.

University acres is great.. I lived on one of the dales but the lots are small and you ultimately feel crowded. Moved to the sandwich neighborhood of cloverdale between the dales and Southdowns and love it.. big lots with the same old style neighborhood feel..
Yes, Cloverdale is great. Lots are big enough at 100x200 to 100x300, but not too big. Walking distance to LSU. 2 minutes from interstate. 15 minutes from any part of Baton Rouge you might want to go to. St. Aloysius school district if you want to go private.

Why are they taking such huge losses in this neighborhood?

Ah, the Zestimate is factoring the new trend where someone sells their house officially for $100(and other assets).

There is a discreet unmarked driveway entrance on old Hammond Hwy, on the right when going east, across from Carter Ave, but before Rue Beauregard, it leads back to four of what I would call "estates", one has several acres of pasture.

Gated development where Chandler Ave runs into Baird, think its called "the Pond", not many people are aware of it, only about a dozen houses that average around 1 million.
One of my best friends developed the Pond. It's actually 27 lots on 16 acres. My friend's family home is still there, too. It sits on 6 acres itself. Before they developed the land, they had 22 acres as their home property...in the middle of Baton Rouge. Amazing property...peacocks, oak trees, pond.

I vote Laurel Lakes Estates for best kept secret.
