That isn't a big deal. I've lived in two decent neighborhoods in Livingston Parish that have minimum requirements. The catch is what the requirements are.

No old-growth trees, no care. White oak is the most beautiful neighborhood in BR. Unfortunately its surrounding area is going down like the Titanic so I guess it doesn't really qualify.

I really like The Settlement at Willowgrove close to Perkins Rowe.

The developers out there are smoking crack with those zero lot line houses and apparently getting what they are asking (so not smoking crack I guess). I went in a couple when they first broke ground out there and was shocked at $750-800 per house, went to two open houses two months ago and both were listed north of $1 mill. Kicker was the house had contractor grade fixtures in the bathrooms and lighting. It looked like the builder probably ran out of money. I asked the Realtor about it and (with a straight face) she said "well that is so the buyer can change out all the fixtures to something they like." I said, "if I pay over a million dollars for a house I don't expect to have to change anything."

Just looked on Zillow, houses are listed at 1.25-1.3 in there.

If so many people are moving to LP, AP and out of state, who’s buying these $800,000 plus homes in BR?

Most of the old money is dying off and their kids live out of state. The Louisiana economy isn’t the greatest either, yet people are paying over $225 a square foot for homes in Baton Rouge.

Gated development where Chandler Ave runs into Baird, think its called "the Pond", not many people are aware of it, only about a dozen houses that average around 1 million.

Lot of couples in BR where one is a engineer, and the other some type of decent job, a couple with a household income of 175-200K with 20% down could afford a $800k house.

In this economy? Again, more and more people are leaving the state due to lack of white-collar jobs. The state’s unemployment rate is hovering around 6%.

Not a fan of Santa Maria. They have a railroad track with trains carrying toxic chemicals running through it.

Same with CCLA, they have those huge power lines running through.

Plus the houses are too close to each other.
