The ghetto blacks are moving further south where it is cheaper. South Fulton, College Park, Union City, and Fairburn. Lots of Hispanics are moving into there as well. Coweta and Fayette counties need to make some sort of fire break to stop the spread.

How about this. Atlanta always had great potential but it's finally being realized in the 21st century. The BeltLine, the downtown revitalization, APS improvements, improving suburbs, improving airport, the other economic improvement projects have all catapulted Atlanta into one of the most desirable major US metros. In my opinion surpassing NYC, LA, Chicago, DC, and most other major cities

Fayette and Coweta will hold up just fine in my opinion. Moreso Fayette. They will have to go further south. There are not a lot of multi-family units in those counties which is a huge plus. Also there is not a lot of Black nightlife out there which will keep the ghetto trash population down.

The South side of Atlanta has been ghetto AF for decades. That Young Joc song came out in 2006. The MARTA line that goes to the airport has been a risky bet, especially when school let out, since at least then.
Gwinnet was flooded with Hispanics long before 2020. They have their own bus system (at least on Buford highway), and the Si Se Puede marches happened directly behind my house near Doraville. Every LSU fan I ever knew moved to Cobb county or further out.
