All malls will collapse and fail. Its over, as they are known now.

Not because of danger, but my 20 yr old daughter will NOT shop at a mall. It doesnt fit her lifestyle and believe me, she would have been their target customer 5 years ago.
Being older, the last time I entered the mall was in Lafayette, because there's a big furniture store located there now, LOL

Shes 90% online and as the fitting size system gets more accurate, they'll even do more.

I expect BR mall gonna do the same...slowly any respectable store will close down. There are too many nice "Perkins row type" straps around the area. It takes all the real money customers away from the mall.

Don't travel much do you? There are plenty of successful (and safe) malls that have strong retail performance with a good mix of RD&E. Successful malls are becoming town centers with Fitness + Residential + Hotel + RD&E.

They all have the following in common.

Strong visible security presence
Excellent lighting
High-quality tenants
Parking lot management

The legal and political system is a complete failure. Look at the crime rates and disorder in the EBR area. Many of them are repeat offenders thanks to weak democrat judges. It's better to move if you can afford it. Zachary will absolutely be another Baker so the smart ones are selling now to make a profit while dumb people who think they can fight to fix it stay and buy homes. 5 years from now Zachary home prices will drop notably.

Also there's nothing to fight for. Zachary is just your average Louisiana decent suburban town. Nothing special about it you can't find elsewhere. The schools were special but not anymore

There's no future. I grew up in BR and remember the excitement of MOL. When it first opened there was no sense of danger whatsoever. It's really sad to see where it is now.

I expect the mall to close in the next 5 years and Perkin Rowe will become the new shopping center and the ones in Gonzales.

Even though Republicans control state government, Louisiana has a lot of powerful democrats who are destroying the state. Also the Republicans in state has are not among the brightest Republicans like you'll see in Florida, Georgia, and Texas.

Without a strong White population no mall will thrive. Black and Hispanics can't sustain a good mall. That's what happened to Cortana and Bon Marche .. once the Whites left so did the mall

yea those are a mix of indoor/outdoor with lots of good restaurants

The Acadiana Mall and Mall of LA won't become that

Lakeside needs to be studied

They've thrived and stayed full, both in retailers and shoppers, while most other malls either closed or have seen steep declines in the quality of their stores and clientele. Given its close proximity to Orleans Parish, I have no clue how that mall hasn't been plagued with issues caused by urban yutes.

I want the mall to survive. Dicks house of sport is good for the mall because it is now directly connected. That is about the only good thing going for it

I remember in the mid 1990s - it got questionable to go there at night - but Harry Lee cleaned it up quickly. I don’t remember going to lakeside when there wasn’t a JP Sheriff Deputy there

We lived in Orleans Parish then and we rarely went to Lake Forest and one of the times we went to Oakwood there was a shooting. But then again Krauss and Maison Blanche were still on Canal St. and the mafia had the French Quarter under control then, so you could still shop there too.
