Lufkin/Nacogdoches - good place to live?

What does the OT know about this area? On paper it looks to be decent for raising a family. Nice rolling hills and forested. Lakes and rivers.

Plenty of restaurants and shops for whatever you may need. Lufkin has a St Luke’s hospital. Not sure which is superior Lufkin vs Nac. Just referring to the area in general.

A lot of Lufkin is ghetto.
Nacodoches...I mean, SFA is there....

agree with this. Nac is a nice little town though. wouldn't move there on purpose like Tyler, but wouldn't hate it.

Lufkin is definitely ghetto.

I'd move to Climax, me. Right, smack in the middle of those two metroplexes and you get to tell people you're heading to Climax every damn day. Plus, close proximity to Ray's in Lufkin.

I mean so is most of greater Houston so what’s the difference? I’m picturing like l living near one of these towns out in the country. Work in town shop in town but that’s about it.

Land isn’t over priced around there like it is in Greater Houston. $450K goes a hell of a lot further out there than it does in Greater Houston

Driving through Lufkin on 59 reminds me of WM. Just a bunch of restaurants and retail stores. Seems like 90% of them are the same as the ones in WM. Bunch of white trash just like WM too. I don't know anything about living or raising a family there, though.

I lived in Lufkin for almost a year when I was a kid in the mid 1970’s. I liked it then, but I doubt that it even resembles that place anymore.

I'm from WM, so I know white trash and rednecks when I see 'em. I'm not a city slicker and don't think I'm above small town people. Every time I pass through, I feel like I'm in WM.

Don't know anything about Lufkin, but I lived in Nacogdoches as an SFA student in the 1970's and it was quite nice back then, but very conservative. It remained so until about 15 years ago when my niece organized a Young Democrats chapter on campus there.

Not much wrong with either. I spend a lot of time in both, love the area. Hwy 21 is a great road.
