Moral of the story here is to get a storage unit on the second floor

First thing I would do is look at your copy of the storage rental agreement. If you do not still have your copy, call them and request a copy.
Here is what probably happened...No, they may not have said anything to you about extra insurance...But they did say..."Mr. theunkownknight, initial here, sign here, initial here and here, and then sign at the bottom."
One of those signatures or initials waved their available insurance. Happens all the time. I am as guilty as the next person. Don't read anything, initial and sign.
So, if this is the case, you signed or initialed to not hold the rental property liable for any damages.

Wrong... Only a portion is probably covered on your home owners.
most homeowners policies cover storage units. I handle them all the time. There may be limits involved for property off site, there also may be coverage issues because of flooding, but the items fall under you home owners policy

1. Are those items insured? Is the storage unit liable for insuring?
I have a unit with Uncle Bob's and they basically make you get an insurance policy along with it. I have the smallest unit they have and it's around $7 a month.

Picc said that her policy at the unit covered at like $2500 and EXCLUDED FLOOD.
Search tigerbandpiccolo and there should be a discussion about it.

terd, I would never encourage dishonesty. But I have been around this industry long enough to know how things work.
***highjack*** On a personal note, how did you and the family make out through all this?

That's what i was saying. To make a blanket statement of its covered under your Home owners is wrong when most companies have small percentage limits of your contents set as part of the policy off site.

I missed this thread but we just went through this, and here's what I learned.
1) my storage place required us to carry insurance. It only covered $2500 and excluded flood. Of course. Due to the fact that we are renting (and therefore had basically everything we owned in a huge climate controlled unit) we don't have homeowners to cover the rest.
2) my unit also made us get out by a certain day. They allowed us to leave anything non salvageable, which was pretty much everything. Was a depressing place, every hallway had a sobbing woman discovering her boxes of children's pictures. Anyway, someone said that landlords did that after Katrina and got sued.
3) you mind me asking which storage unit you used that flooded? Ours was the storage center on airline in prairieville.
4) FEMA isn't helping, but we really didn't expect them to. We decided to go the route of writing off our damages. Met with CPA Monday and we then compiled an itemized list (with pictures) and he amended our 2015 return. It came close to 100k, so we may get more in a refund than FEMA was ever going to. This may be your best route.
I'm so sorry you're dealing with this. The furniture and other stuff hurts to see destroyed, but nothing like seeing your childhood, baby book, and your kids keepsakes molding in shite water. Ugh.

My home flooded in Alabama a couple of years with our 100 yr flood. If the units are not attached to your house then NO. Anything in my shed I got no help from FEMA nor from insurance. Had people that had all of their work tools and equipment but no insurance would pay. Unfortunately you are just out.
