Coming into Baton Rouge from the west (going east), its already looking good. Its not something I will notice every time I cross the bridge, but every once in awhile I will glance to the right and notice there is no longer an eye sore.

We did the cabling in the river modeling facility. The warehouse with the river models are very impressive. Not sure if its open to the pulic yet but if so, I suggest taking a trip down there. There are huge "models" of the river cut out of MDF that sit on stands in the warehouse. Then there are HD projcetors in the ceiling that project an exact image of the river and surrounding land in a live, flowing picure. The entire room and model measures something like 100'x75'.

I dont know if it is intended to be a direct boom for the economy, but dont you think it would be beneficial to study the largest river in the country that supports so much of coastal LA and how it impacts the area?
Its also home to the largest port in the US so a model like this can be useful for future decisions regarding port usage and design.

There's two major obstacle I see to revitalize the area between downtown and LSU, west of Nicholson.
First and foremost it's the housing projects on Roosevelt street by the river. If you could relocate them, that would be a huge win and you can start development. I mean already you have the water campus, the river house and those old foreign exchange dorms getting renovated. There's still a few shitty houses there but that's small potatoes.
The second is that waste water treatment facility. It's smells like shite and no one with money or self respect wants to live or do business around there. Maybe you could leave some buffer with open land and plant some trees just to make it look nice but idk, just spitballing here.
I guess east of Nicholson isn't the best neighborhoods but it's not the worst. You got that new student housing plus the magnolia mounds as a start. We'll focus on the east part in 30 years

According to many "community leaders" in Baton Rouge, gentrification of the area between LSU and downtown is racist.

Perfect. I remember riding my bike on the levee there a few years back and it was a terrible smell. Maybe they can plop down another brewery like tin roof there or something

Yeah, I believe that was the reason the Gardere facility was expanded.

It will connect to the Lazy River in front of Tiger Stadium and have several stops to re-air intertubes. (per Sources)
