What would happen, theoretically, if that asteroid hit the earth? End of the world? Like a nuke for the area that it hits?

In terms of distance in space, yes. We track things that pass much closer (even within the orbit of the moon), but this is the largest close encounter that we've had in a while - that we know about at least.
