He could file for a forbearance that would suspend payments at no penalty under these stupid covid rules, so yes he can get a break. It would have some implications, but not permanent.

Doors are 6-8 week lead time, and just a few hundred if not thousand more than presents for your kid. At least on my budget. Way to have some sensitivity for those who need some help.

First off the banks have to give landlords a break on mortgages; there has to be a moratorium on debts at every level until the virus is controlled.
However this particular landlord should be arrested and have his property immediately seized with no compensation.

Why should he lose his property. He followed the contract until his tenant broke the contract, thereby rendering the contract null and void.
Do you also feel like you should be able to drive without paying your car note and insurance? Should Exxon give you gas because of Covid? Do you pay for groceries?
I ask because I am trying to figure just how much free stuff you think people are entitled to.

She’s two months behind. I suspect with some proactive work on both sides this could’ve been avoided with some sort of mutually agreeable plan.

I have taken some nasty jobs and second jobs to be able to make sure my family is fed, clothed, and housed. Losing a restaurant job is easily replaced with an equal income producing job. The fault for this woman not paying her rent lies squarely on her shoulders.
Your poor decisions should not create an emergency for me.

It’s not about that it’s about being a decent human being, which this guy isn’t. Therefore he doesn’t deserve the privilege and responsibility of making money from tenants.

Your outlook is incorrect. You are looking at this as a personal thing. It is business. Only business. He has responsibilities that have to be met. He meets them by collecting rent. His children eat. If you break the contract, his business suffers. This means that every bit of it is your fault, not his.
Do what it takes to handle your business.

He appears to have broken the law (and likely the contract too).

I’m a lowly landlord here(iphone6), and my tenants always get in touch with me if they have issues paying because that’s the responsible thing to do. I have a guy(3 year tenant) who pays 10-21 days late every month. But he always tells me about being late and when he’ll pay. And I never charge late fees on him because I see he’s honest and trying to make it. I told him the other day that had I collected late fees from him all the these years, I’d be a millionaire by now.

I think what a lot of tenants don't understand is that if you're otherwise a great tenant, most landlords will be extremely lenient with you when it comes to payment. I know myself and my wife are with one of our tenants.
In other words, it pays to keep the place nice, don't cause any trouble with your neighbors and be open and honest without sounding pathetic and needy. Just be a fricking responsible adult and most people will respect your financial struggles.

As a carpenter who's been in and around construction since he was 13 years old, I'm calling full bulshit on your comment.
You can walk into any Home Depot, right now, and pull an exterior prehung for under $300.

If someone tries to claim they don’t have to pay rent because of this moratorium, they’ll get told it’s only being pushed back and make it worse on them later. Thankfully I haven’t had to have this conversation, but someone not paying rent will end up with a collection agency and destroy their credit.

This is an apartment door, sir.
