She looks like the type of fun girl addicted to pain killers that would key my truck after a couple nights of kinky sex

Your outlook is incorrect. You are looking at this as a personal thing. It is business. Only business. He has responsibilities that have to be met. He meets them by collecting rent. His children eat. If you break the contract, his business suffers. This means that every bit of it is your fault, not his. Do what it takes to handle your business.

Actually it’s this outlook that’s responsible for a metric shite ton of this world’s problems and suffering. When it comes to someone’s housing (along with many other essentials), that’s personal. A coward hides behind the “it’s business” crap.

Then why have a contract? If it is all aboot your feels, why not just say I will pay you if I feel like it. Your words are the words of the weak and unmotivated.

You also said "When it comes to someone’s housing (along with many other essentials), that’s personal.

If you have not paid for the housing, it is not yours. Your agreement is that it is yours as long as you pay for it. Now. Who broke the agreement? Who owns the property? I have, in this thread, offered remedies. Being lazy and saying poor me was not one of them. Saying Somebody give me something for free was not one of them.

Step up, or do without.

That's a pretty expensive piece of ink across her back. A revolving door of bad decisions from descendant to descendant I can only wonder about.

I wonder what his chances are to get a new tenant in a timely fashion. If she had been there 3 years and previously paid her rent on time it would be a hard decision for me.I would worry that I couldn’t get another tenant.
I guess I never wanted to be rich bad enough,I would’ve never gotten into the rental property business.I’ve heard some real horror stories from people that tried it.Some people do well at it,1 guy I know has 100 or so but he has a property manager that takes care of everything for him.Another long time friend has close to 30 but he tries to take care of everything himself including repairs and it’s about to kill him.It was his retirement plan to have rentals and he says he works harder than than he ever did before he retired.
I went with the stock market and I have a nice 7 figure portfolio.I also have 100 acre pine plantation but that hasn’t worked out well but at least I can hunt on it.

I know an older women that relies on rent income to travel and survive. Are you okay with people ruining her final years on this earth because they don't want to pay? Obviously Covid is a unique circumstance, but you're out of your mind if you think the "housing is a right" people aren't going to piggy back on this.
