I told family there I am worried about the real estate prices. I feel like that area has been far overpriced and they are due for a correction that is going to reck those that overspent on housing the last 6 years.

Looking at Graywood alone, many houses for sale.



Homes aren't overpriced anymore. Hell so many are sold here for less per square than you can build them now. There was a bubble post hurricane but that has long gone.

The problem in LC is exactly what yall said above about the plant workers. Many of them could afford homes in GW when mortgage rates were 3-4% Now it takes someone making really good money to pay for $1MM home at 7%. Then factor in trying to get insurance on said home.

And to your other point, I just drove down Lakeshore for the first time in a while and I saw a ton of houses for sale. I don't think I've ever seen so many with for sale signs in the yard before.

yea the market has softened big time


couple reasons for that...not as many people moving to the area like there was that can afford those houses and for the reasons SFP mentioned

i dont plan on selling and it is hurting me in property taxes. my house has went up like 400k in the last 3 years on appraised value with most of the comps being complete bullshite as I could not sell for that

one thing about greywood though...is many of those houses you see for sale...they are people getting transferred and the company pays for the new housing so they are not in a hurry or in some cases its people that have plenty and have moved into other areas of greywood.

Still tons of houses going up there and in the neighborhoods around the Port and couple other areas south of town.

but the economy has softened a good bit. Plants are not making a lot right now and the building of new LNG plants by biden admin hurt.

overall future is much brighter though than ever before.

after seeing the "refugees" from lake charles after hurricane laura, i'm not surprised that lake charles has a crime problem

yep...your normal operator with a wife who is a nurse cant afford this anymore.

and the damn insurance is a whole other issue.

I find more plant worker types would rather live out in the country on multiple acres instead of 1/3 of an acre in a neighborhood.

Plus with the shift schedule they can live an hour away from work.

Just my observation with nothing to back it up

You are correct. Unfortunately the same year Marion Senior HS was merged with Washington High School with similar results. The white families with school-age kids moved mostly to Moss Bluff and to a lesser extent to SLC.

What was learned? Merge integrated high schools with all Black schools results in larger all-black schools.

Many newer homes were purchased at a deep discount near the Marion HS campus and the English Bayou area by Black plant workers who still live in those homes.

Interesting timing, but my wife and I had dinner last night with a couple, the wife being an old friend who grew up in LC who was visiting our area. Her elderly, single, mom lives on one of the streets across from S.J. Welsh. This was a great location when I left in the early eighties. They were concerned as her mom's shed had been broken into a few times, and they stole her lawnmower, etc. each time, and the house was broken into once. I was disappointed to know that this area was in decline. I had a lot of friends who's parents had to flee Oak Park, but a few got stuck there. Tough to buy and sell a home, and afford an upgrade when you are elderly.

There are some apartment complexes in that area now. I wouldn't say it's bad, but they didn't exist when I was at Barbe 25 years ago.

What will destroy that area is if they ever build a high school in what is now South Lake Charles.

Stillwood is still pretty decent, but eventually will succumb to the inevitable downward slide. Pretty much all of the “white flight” heads southwest and has for years.

I grew up in University and was back and forth hanging out in Gulfgate which were both to the east of Stillwood… Gulfgate has been shitty and University is well on its way. Eventually Stillwood will too.

When I was in an Oxford House (sober living home) in 2017, I walked from fifth street by the hospital to Don's Car Wash and back for work every day. I don't know how I survived.

operators maybe but you understand there are plenty of engineers and those in management bringing home 200k+ in salary right?
