It definitely helps paint a picture of a area that I might be moving my family to without ever visiting the area. I won’t be able to really visit the area before we move so the more I know the better. So yes I would like to know.

Auburn is your only choice to live. Phenix City & Columbus are sketchy, and Smiths is becoming that way too. Plus they operate on 2 different time zones. Not sure what areas in Auburn are the best to raise a family, but I know real estate in Auburn is getting expensive

So you would move your family into a shitty area if it’s the flavor of shite you prefer?

Just avoid that place and live in Auburn. Sounds like you can afford a nice neighborhood there.

Probably but Auburn is getting expensive. We look casually because Auburn is a good place to live, and from what I see the better construction/neighborhoods are quickly leaving the 300s behind.

OP, I don't think there is any real choice here. Auburn is probably the best place to live in the entirety of of east Alabama/west Georgia.

Not surprising based on what everyone here is saying about the surrounding areas.

Still, if it’s me, I’ll take the smaller home and avoid sending my kids to school in underperforming areas.

Big question though is the OP already has two kids. Are you planning for more?

No, but I think it’s totally fair and reasonable to ask if it’s down the road from a north Baton Rouge area or a bawcomville area.

Probably 1 more.

Public schools not an option in the Auburn area???

We will probably be there less than 5 years so really just need a good elementary school... any suggestions?

For sure. Basically, I'd look at it as:

Bad news: You're being transferred to a rough region for good cities/school systems/places to live. There isn't much out there that is desirable at all.

Good news/silver lining: The one city that is there and well-liked is arguably one of the best places to live and raise kids in the southeast.

Auburn has good public schools, rare for the entire region, which is why home prices have rocketed over the last few years and people (probably for the first time) are opting to live on the Alabama side of the line (in Auburn).

Columbus/West Point/Phenix City should be avoided. Schools in Auburn will be better. If you are ok with a bit of a commute, there may be suburbs east of Montgomery worth it (for the schools). Someone local to there will need to opine.

I'd second what a poster said about time zones. Try to live in the same time zone of your work. When your kid goes to bed at 7 EST but your workday doesn't end until 6 CST, you'll have a hard time getting in family time. I'm sure some posters will call that a plus, but not me.

300-350 is going to be tough in grove hill right now...

Prices are completely nuts in Auburn right now-there is a shortage of ready-to-go single family homes

Camden Ridge is a great neighborhood in Auburn and will fit for the bill for you-

Auburn's school system is far better than good. It is phenomenal. Not just for Alabama....it is just flat out great.
Auburn or Opelika are the only options i would recommend to someone, and there is a caveat to Opelika in that one of the school districts is a hard pass.

With your budget, buy in Auburn. Anywhere on the north side of town will get you to Smith’s Station without too bad of a commute

Opelika, you will get more house, but only a couple of the elementary schools are okay (and just okay, not good). Middle school and high school are a hard pass. There are worse schools of course, but it’s not worth it. I’d rather be in Smiths Station than Opelika, from a school perspective.

Just the spelling of Phenix City should give you cause for concern. You would be living around people that cannot even spell “Phoenix” and it will never rise from the ashes. The inbreeding is the least of the worries there.

Downtown Columbus has improved over the years but in general is a hole. It would be interesting to know where the people who work for Aflac and Synovus live.

What type of work do you do? That entire area is pretty much a septic tank.

Columbus has nice neighborhoods and private schools

Plenty of people live in Harris County, which has good schools

Decent amount commute over from Auburn

My wife's family lives in Columbus. Everywhere but downtown is terrible. I tell my wife that its the Detroit of the south because there is a tire shop or a rundown car garage on every corner. Auburn is definitely your best option because PC is just as bad if not worse.

Some of the best. Brand new HS too.
And there are many older nice homes in nice neighborhoods to choose from that may be less expensive. But there are tons of nice homes, old and new.

Don’t do fall into the Opelika is cheaper trap.

Auburn's schools will be far and away better than anything else in the area. We lived near the moore's mill/university drive area and that area seemed very nice with a fair amount of newish subdivisions mixed with older residential areas.

We moved (it ain't city livin', if you're into that) but I do miss that Publix

fun fact: Opelika's little downtown allows open containers, which seems fun until you realize that despite the law the area barely has a pulse.
