It has stairs, so I understand that precludes you from purchasing.

If I were you I'd pay the $700 or whatever it is for those services that list it on MLS and give it a try before you pay some realtor 4% of whatever it is. Unless you're selling a trailer in a trailer park the odds have to be in your favor.

I owned and sold one house by myself. It took a month and I didn't have to pay the $8000 it would've cost for some a-hole to show my house.

I probably should have done that. I already sent her an email offering the 4% for six months. The 4% won't be a lot of money (it's a college condo), and it's honestly worth it to me just to get my equity out.

the normal cut is 3% for both seller and buyer. I assume you mean each get 2% instead?

If it is an expensive house you'll likely be able to find some willing parties. If it is a more lower to middle class home you may put yourself at a competitive disadvantage.

and you understand she probably expects the other realtor gets 3% on top of that? seller covers teh realtor fees under normal circumstances.

if you don't have a contract you can look for another agent or renegotiate. there is a length of contract that usually varies from 3 to 6 months on these things as well. with a bad enough deal you can wait that out.

Good realtors hustle. A good realtor will work hard to get the 2 percent split. Last year we had an awesome realtor in Illinois that hustled to find us a rental, and her cut was probably only 900 dollars.

not an apples to apples comparison. there's a lot less paperwork and liability with that than a house/condo for sale.

if it is a high value property or a market with a lot of competing realtors you'll have more power to negotiate with a realtor.

he could also claim ignorance since he seems to be ignorant of the going rates and perhaps that the 4% was not all inclusive. explaining that in honest terms might set things right with a honest realtor (maybe a standard 3% each instead of the 4% for just her)

Well if it's worth it to you then frick everyone else's opinion. Pay that 4% and move on.

I had a good realtor who hustled and told me all the things I needed to fix at a house in Dutchtown. The rate was 4.5 percent. She sold my place in weeks. This was after I canned the lazy one at 6 percent. You can negotiate whatever percentage you want without any effect on the service.

Realtors do nothing. 3% tops but you can do their job on the side easily if you want to save money.

We tried selling our place by ourselves. Showed it 24 times, had to couples out earnest money down and still couldn't get qualified. We had a contract on another house already and had to prove we had ours under contract by July 15.

Broke down and listed it with a realtor for 3% the last week of June. On her second day she had it listed she sold it. Buyer was already pre-approved.
