I agree, I have not had to do any improvements in 5 years. Only thing we did was buy a new dryer and garbage disposal about a year ago. This is a condo unit in BR area, FYI to be specific it's a 2bdr 1.5 bath condo and we rent it for $900.00 a month. I am going to give her till this evening to contact me, and once I speak with her will go from there.

Yep. Everybody has a story. Some of them are even true. But even those will take advantage if you let them.

Also, I had an issue similar to yours a couple of years ago but without the special needs kid.
Very nice lady with a child and had lived in one of my places for three years. She lost her job but had found a new one. This was was in November though and not October, but not much difference time wise.
This is what I did for her...I knew tax season was just around the corner. I had my lawyer draw up a small contract between her and I. She gained employment but was behind on other bills and was about to have the electric cut off but needed a lot of her first pay check to pay that off. So, I let her slide on two months rent, but the contract I had her sign assured me that when she got her tax refund, I got those two months of rent back.
In the end, I helped her out for two months because she had taken care of my place and had always paid on time until something life changing happened. She paid me back rent out of her tax refund and everything was fine. She moved out about 6 months ago because she had finally saved enough to buy her own home.
3 months in to the new tenant, I have already had to evict them.
Point being, there are ways to help someone out where you still get what you are owed. If you have a good occupier, remember that. You're just one move from having true arse holes that do not pay their bills.

Yeap. The nice Person always loses in this situation. It always starts out like I'm sorry I will get you the rest next week then its then next week and on and on it goes. If you depend on this property to keep you afloat you best boot them. If this is extra income I would get tough and say starting next month I will need money no later than the 5th. Let her know you have been nice in the past but you have now come to a point where this is not acceptable practice any more.

Of course most of our habitual lates know how to work the system and they still try to do partial payments

if you have to ask... I look at at like a business. It sounds to me like you may not have the stomach for rental property.

it's a business, I recently had to give a tenant the boot for a fairly similar situation, and yes she was hot, and yes, she made the offer of "isn't there anything I can do to work this out?"

You don't sound to be cut out to be a landlord. Hopefully this isn't a retirement plan or anything.

I've only had to evict one person, and he was a friend of mine I tried helping.
