I actually think it's a really pretty piece of land...
It's funny; the same piece of land would sell for nearly 100k in Massachusetts but people in Arky are bitching that it's that price in the comments.

Sounds like parcel 1 and 2 border the access road. Parcel 3 (the one for sale), is behind parcel 1 and 2. So to get to the property for sale, you would need an easement from the owner of parcel 1 and 2 (the OP from Facebook), who doesn’t seem accommodating (except for hunters).
