The exterior is solid, the concrete structure is solid, but the enterior (the dorms) are shot. They have the same problems as Old Charity. They're drafty, filled with asbestos, have bad wiring, moldy, abandoned for over 10 years, etc.

I think Charity Hospital has like double the amount of square footage. It would just be massive.

You're right. It's actually 4 times the size.

432 has 412,637sq of living space

Old Charity has 1.6 million square feet

That is perhaps the worst part of town. No one would be clamoring for a condo or hotel room in that area.

What possible developer is going to want to spend the ridiculous amount of money to renovate That thing up to code in that part of town?

Not anymore. The Iberville has been replaced with new mixed income housing that is very nice. The Treme has been gentrified with hipsters. The theater district has been restored. The surrounding properties are the medical school, dental school, and VA Hospital. It's walking distance to the dome, the Smoothie King Center, CBD, Loyola Streetcar line, and the French Quarter. Heck, even nearby Central City is becoming safer these days. There's even a Rouses fairly close by now.

Big Charity is actually extremely centrally located, and the neighborhood has changed drastically for the better over the last 15 years.

Yep, the building is actually perfectly situated for where New Orleans is in 2018. A few blocks from the new medical complex, a few blocks from the Superdome/Arena, a few blocks from the theaters, a few blocks from the FQ, a few blocks from the center of the CBD. If this was a greenfield site it would be prime real estate for a variety of options.

The size and condition of the building is the challenge, not the location.

Side Note: Central City is not really "near by" the Old Charity...

I agree about the central location, but I work across the street. The corner of Elk and Tulane is sketchy as hell. The corner of Elk and Canal has been the site of a few shootings in the last few years.
