The apartment complex behind the yoga studio, Highland Coffees, and the one behind Gay Nate's place are all pretty cool architecturally and should be renovated. Most of the other buildings could be torn down without consequence. While the building sucks, I hope Inga's isn't a permanent casualty of this.

I totally agree. The area has so much damn potential. I have a vision for the area, just lack the capital as a recent college graduate
Architects can come in and totally refunction these run down buildings. For example, a few years ago, a Houston firm totally redeveloped a small office building into a very nice bar in midtown.

Talk about a perfect spot, and could be amazing and finally a great "strip" for LSU complementing the existing renos on highland and kill that cesspool in Tigerland.
In Louisiana fashion it's 10 years behind, however I'll get over it if it's finally done correctly with thought. But lol who am I kidding, they will bump probably Ingas for a Quiznos and not give one thought about parking.

True, love Uber, use it all the time where I reside. However, it's about bringing locals and people there on business to make it thrive. Of course you will get game day crowds but seasonal businesses take up the kiosk at the mall, not the shops.
Had the chance to go to Syracuse for the fb game this year. They have a thriving downtown at Amory Square that is built around old renovated buildings but a new parking garage. It's miles from campus btw.
Even Little Rock has a better strip than LSU with zero University influence.
Edit: they have some university influence. Nothing like LSU though.

Baton Rouge has 4 strips, just the 2 by LSUv(Tigerland and Tigertown) suck. 3rd Street Downtown and Perkins Overpass are both solid.
The ones by LSU suck each for different reasons:
Tigerland sucks because the bars are in poor shape and the Section 8 apartments behind them bring violent thugs to play with the idiot college freshmen who can't hold their liquor. All of the bars are basically the same: dingy dives playing shitty dance music for frat boys and sorority girls to get shitfaced and grind to.
Tigertown sucks because there's zero parking, and it's literally bordered by one of BR's worst neighborhoods. That element makes it extremely sketchy to walk around in that neighborhood after dark. I know multiple people who have been mugged or robbed at gunpoint just a block north of campus. There are several nice spots here with The Chimes, The Varsity, and Barcadia, but the rest of the bars leave much to be desired. This is caused by no parking, a shitty road grid, tons of chains, and truly idiotic landlords.
Baton Rouge is simply so spread out. Cars are a must to travel around the city and BRPD is vigilant in DUI enforcement. It makes bar-hopping and strips of bars more difficult in much of the city because the population densities are so low.

True, and I understand LSU has to compete with a larger city than most SEC schools, but the fact is that the prime real estate north campus is not utilized for a strip is beyond me. I'm from LA grad of LSU and lived many places and just constantly think why LSU doesn't have what I know it could.
Tigerland is a disgrace to LSU. Hell my dad graduated from there and he was glad to finally leave. I beg for chimes to finally thrive. I just don't have much faith. But will always support if it does develop.

I'll just stick to the parking- but you are absolutely correct. It's like south BR building before they can support the shite in their sewers.
LSU needs its own district. And it needs to be next to campus. But without the SAFE parking this investment will turn cold and never happen. North of LSU highland will happen slowly over many years, but this "strip" on chimes should have been 10 years ago.

It's very simple. The buildings are old and there is not enough room for adequate parking to satisfy modern building codes. When renovating a building, once the renovations exceed half the tax-assessed value, the property ceases to be grandfathered in and must now meet the new standards, which would require completely rewiring the buildings, adding far more parking spots than there is space for, improving firewalls, and adding ramps and elevators to accommodate wheelchairs. This is simply not feasible with the given properties and road grid. To make matters worse, businesses often go decades without being reassessed for taxes, meaning their tax assessed value could be as low as 10% of their actual market value.
Landlords can't improve their property because the costs of doing so would cause them to lose their grandfathered status. Thus, their properties continue to crumble and look like shite until they can be bought en-masse by a developer, torn down, and replaced with mid-rise mixed use developments with garage parking.
We need to greatly reform the way we write our building codes for older neighborhoods which were not designed for them.

Great post and hopefully it happens. But what you said puts it into perspective, and to be fair happens in many places other than BR. I love Louisiana and my alma mater LSU, but man they seem behind in many areas.
Anyways, I hope they finally do this development right. If they do it.

They can put a parking garage easily.

The area needs to be leveled and re-done. Make it like the Tuscaloosa strip.
