I'm thinking of moving to Knoxville

I want a change in scenery.

I want to move somewhere close to the foothills of the Appalachians.

I've looked at other areas and they all seem overly priced. I don't want to pay 600k or more for a modest house that might only be worth 300k in 1-2 years.


Is there anything wrong with Knoxville if someone wanted a fresh start?

It's a nice area but I think the real estate has gone a little nuts there too.

Traffic on 40.

I'd look at some areas outside of Knoxville. Go northeast of there and see what you find.

While I do think home values are inflated, they're not that inflated.

Cost of living is low

Schools are supposed to be very good

Crime is supposed to be somewhat bad?

Given the demographics, I'm assuming a lot of meth heads?

We are looking there also. Maryville, Farragut, Dandridge,
White Pine.

Very Conservative areas.

I've always liked the general Knoxville area. I spent a good bit of time there ~15 years ago. I've only stayed a night or two here and there since then. I never looked at it with the idea of moving there, but I could live there, for sure.

I only said look at the smaller towns NE of Knoxville because I don't care for the college town vibe as much these days.

Maybe not.

But, people are still thinking that they can list their houses for 600k, even tho they're worth 400k.

I'm already seeing it here outside of Vegas. Houses that last year sold over listing within days are now being reduced at 10% every 2 weeks.

One house right down the road from me went on the market for 1.2 million on 5 acres. It went on the market in November/December of last year.

They sold it last week for just under 800k. 33% under initial asking.

Things won't get better at 7-8% interest when people are used to paying 3%

I’d look at Townsend or Sevierville over Knoxville.

Maryville is closer to the mountians. Farragut is the rich part and both areas have good schools.

Stay away from Dandridge unless you already have family there.

No idea about White Pine

That area of the US has a pretty solid climate/scenery combo imo. Maybe not the best in the country, but less swamp arse, 4 seasons etc.

I'm looking to pay cash or at least 70-80% up front. Just looking at the real estate market there... The lowest home was over 300k for a manufactured house. That's insane!

People talk shite about Knoxville but it’s a great town considering what you get for the price. If you’re an outdoorsman, it’s a steal.
