I have both, and I would highly recommend attaching the detached garage in some way.
Breezeway or something to tie into main structure...
I'm not moving from here unless it's feet first, but if I was building again, I'd attach it in some way.

It's a lot cheaper to do it now, as you know.
If you're certain this is your last house, you do you.
But not having one is gonna significantly hurt resale.

Nice carport is the way to go imo for entertaining and kids imo

quote:it all depends on lot size and geometry. The typical subdivision postage stamp lot with the typical attached front facing 2 car garage is a terrible look and terrible design dictated by lack of ground space. If the only other option is parking in the driveway six feet from the sidewalk then yes you probably want a garage. If you are designing a house where you have space to do otherwise a detached carport is much more appealing and offers more options for flexible living/storage/parking space. OP didn’t say whether he’s got room to park on the lot without the garage so who knows.
The vast majority of them are absolutely retarded when it comes to house design.
all I can say is I’ve always had a larger lot and I’ve never had a garage and I like what I have/have had better, but you cannot see my house (much less my vehicles) from the road

I’m in my first house with an attached garage big enough to actually fit two cars. Game changer.

Some people out here just have a carport.
A lot of people have garages and don’t park their cars in there.
I don’t have either and the pain really is just walking out to the car in the rain and when winter comes all the leaves falling on your vehicle.
I do have a big arse utility room that I use for storage and tools, and out back a shed for all the lawn equipment.

I personally wouldn't want a house without a garage. Side or rear load, absolutely no front facing.
Look at comparable houses in your area. Size, style, price range. If most of them have garages, figure out a way to shoe horn one in.

Sir, I'll have you know that my collection of old beer cans, mismatched socket sets (none of which have a 10mm), and old car parts are hardly "junk".

A carport would be fine but you’re crazy to not have a carport or garage. Even if you think you will never sell it, shite happens and this absolutely will make your house harder to sell.
Are you doing this to save 20k? If you can afford the rest of the house, you can afford the extra money.

Yes, that's a horrendous idea.

Not true.
There are older really nice neighborhoods that don't have garages but if you are trying to sell a home in a typical modern neighborhood it will be one of the first things the realtor hears about from a prospective buyer if they didn't mark it of the list before even seeing it.
To the OP you will regret it. Even if you park vehicles in a garage there is still a ton of space. Where do you plan to store tools, ice chests, crawfish pots/burners, seasonal decorations, etc. If you plan to keep them in the house they eat up space quickly and that space costs a lot more to build, maintain and insure than garage space does. You should do you but I can't imagine building a house without a garage and we built more garage space with each subsequent home we built.

My last 3 houses had rear loading garages so you couldn’t see from the front or side.

Leaving cars in the elements isn’t wise.

OP drew up his plans and forgot the garage. Now he's trying to convince himself he didn't need one to begin with

Depends what the market is like. No garage is pretty common among the older houses where I am

Sooner than you realize and it will be a reminder every time you and your wife step outside in horrible weather to get in or unload your vehicles. I can understand apartment living, but to actually have plans to build a house with adequate space and no garage is unthinkable to me.
