For sure in Carmel or Jackson proper. But there are places w Teton views an easy short drive (well if you don't mind the pass) from JH for relatively cheap.

Leaves you $1.5M for construction (spending that much on construction will yield an appraised value of probably $3M) before you need to start worrying about the monthly note getting too high.

Buddy of mine built a lovely home for he and his wife in Mancos, Colorado. Lovely piece of property with views toward Mesa Verde.

Just about anywhere along the San Juans is just absolutely incredible.

Any of you baws driven by Ralph Lauren's ranch out there? It's like ten thousand acres of alpine beauty.

You can afford this 6bd/6ba 3,500 sf in Telluride on 250k/year

The note is less than 50% of your net monthly take home pay, leaving you another 6-8k for monthly expenses, which is more than enough.

I was just talking in terms of realism. There aren't any jobs in San Miguel Co. that pay that much outside of real estate and maybe some of the proprietorships.

ETA: Outside of inheritance, the only people who really 'live' in Telluride are lifties and other assorted service workers, and I'm pretty sure they live in Mountain Village unless they are high management.

Also holy shite I think I sliced in to that yard. Hard to tell which hole it was, and the houses look very similar.

Got ya, by the terms of the OP that house is extremely doable. Especially if the 250k/yr is set in stone with COL increases.

I didn't realize we're allotted that much cash. That would be difficult on just the assumption of $250k a year.

You would be OT poor in Jackson on 250K.

I've always liked Taos. Not quite as expensive as some other resort towns. Or maybe somewhere further off the beaten path. A ghost town, maybe.
