If I'm not mistaken, there is no actual private flood insurance. It's all NFIP- through FEMA. A private company may be the go-between to "sell" it to you but it's all under the federal govnt. State Farm is who "sold" me my policy but only as a sort of handler. Once the disaster happens it's all FEMA.

I haven't seen any private flood outside of areas where there's really no flood risk. That doesn't mean there's no such thing, just that I'm not aware of it. When I wrote commercial property for a major carrier we could add non-NFIP flood coverage but only Zone X and only in certain geographies. Every flood policy I've ever seen in an actual flood prone area even when written by someone else was NFIP, it's just that the carrier writing it is fronting for NFIP. The actual paper it's on is NFIP.

Lloyd's is non-admitted. I work in the non-admitted marketplace, but not in property. The thing about non-admitted paper is that it's not state regulated. They make their own rules. I don't want to be a scaremonger, it may actually be better coverage than NFIP for all I know, but the thing about non-admitted insurance is that you need to actually read it to be sure it's worth a damn and doesn't give them huge leeway to reduce or deny claims, because by its very nature their policy language didn't have to pass any state review.

they obviously don't know and until one of them can explain why it's been delayed and keeps moving west I would still be worrying on the gulf coast

Internet says 34C

Which means either the internet lies or she wears the greatest pushup bra ever known.

Incorrect.

There are three times of flood insurance these days.

1) NFIP policies sold and serviced by FEMA

2) NFIP policies sold and serviced by outside private companies

3) Private flood policies that have nothing to do with the NFIP.

No way they're that small.

When my wife got pregnant she got solid Ds and they were still nowhere near as big as Stephanie Abrams' glorious knockers.

She's rocking Fs, dude.

Then why not explain it? I've seen it being asked at least 10 times throughout this thread but none of the self proclaimed weather experts have bothered to enlighten us fricking plebs. You can feel the smugness of you dickheads through the computer screen.
