How tough is being a real estate agent?

Do you have Facebook? From what I remember you’ll need to spend the majority of your time posting about being a real estate agent.

It's feast or famine. You have to spend a lot of time at the broker's office and answer phones and take messages for the more established realtors......You pay for just about everything out of your own pocket....the kickbacks to your broker can be ...great including your desk fee.

If you are a male, the women agents frickin' hate you and will try to undercut you

Why is that because you would think women have a heavy hand in the decision and to me a woman would want to deal with a man.

dont do it if you dont like working nights and weekends. you have to be available when people are.

You have to work weekends. I dated an agent once. She loved it, but I would hate it. You have to be extremely outgoing in my opinion.

I might could do it as a hobby in retirement, but not as a full time gig. I’d starve.

There's a lot of agents in the BR area, but a good number of them are part-time agents that sell real estate on the side (teachers). 2.5-3% is standard for commission, but you will split that with the brokerage that you're under. You generally get around 70% of the commission and the brokerage gets around 30% (usually referred to as company dollar). Most brokerages offer a "cap" around 18,000 in a given with anniversary year. So if you pay 18,000 in company dollar to your brokerage, you are capped and receive 100% of your commission until your anniversary date hits and then you start splitting with your brokerage.

That's the general concept, but many brokerages offer different set ups. Different splits, different caps, sliding caps, etc.
