You are wrong buddy
As a CPA that has also done this myself
My favorite is using a business as collateral for a jumbo loan and then refinancing on said loan
Returns way higher than the interest rates
Your business can fail tomorrow and still be better off this route if you are actually a person that can afford such a house.
Jumbo loans basically bottomed out just a couple years ago

$405k at 3.85% for 30. That was 5 years ago. Thinking I might re-fi into a new 15 year at these current rates.
I do make a couple extra payments a year, so it should be doable

$243k at 3.25%, locked in rate right at beginning of pandemic, could have gotten it lower, but was worried about it spiking.

To answer your question $275K for 15 at 3.25%. We have thought about refinancing but we are probably going to sell our house in 2 years anyway so not worth the effort
