Yes, they're only a half a mile apart. Ile Des Cannes is now majority illegals, probably 60/40. It's not a jewel but not as bad as Pontalba / Jackson Square, where the 'teens / youths' still run the show. Beau Chenes (behind Picante off of Gloria Switch) / 9th St. apts, and W. Foch apts, all worse than Ile Des Cannes at this point.

Not that close, maybe 2-3 miles apart. Got run down some time after Ile des Cannes. Iles Des Cannes started out as Lower Middle housing in the 70s, Oil crash of the eighties had many landlords going to section 8 to get renters with reliable payments from Uncle Sam. And you can't un-section 8 unless you have no one seeking housing. Same thing happened at Pontabla/Jackson Square as they lost student renters (once a big part of their clientelle) to the newer places nearer to campus.

At least that is my recollection of the facts

'As the crow flies' no, they're about a half mile apart. But you are correct you have to travel N from Ile Des Cannes to go back S to reach Pontalba / Jax Square it actually seems that it is a couple miles away.

What makes OakBourne better? And why is Le triomphe just ok??

1. Condition of the golf course
2. Quality of food and service
3. Golf staff and management in general

I will say that the practice areas at LT are better than Oakbourne.

Yeah, I'm very familiar with that area. You Herbert is a dead end so that adds to the trip. It's a 2 1/2 miles drive. It's probably closer to a mile as the crow flies but much closer than the drive.

Ile Des Cannes does have a much higher Hispanic population now, not all illegals. The crime and drug rate, or at least the reporting of such, have dropped in the last few years though it seems there has been an up tic lately.

A friend of mine runs a ministry there for kids after school learning. He actually lived in a trailer adjacent to there until he got married recently. Our church also has an outreach to the community there to try to give people an alternative to the same cycle of violence and poverty.

ETA: Are you from that part of town. I am from nearby. seen the area go from a country to what we have now

I didn't see one at Oakbourne did watch a poor baw hit about 20 shanks in a row on the range, he had a nice staff bag with his name on it.

LT has the best burger I've had in a long time. Their brunch menu is fantastic too. Their service could be better.

Couldn't tell you either way.

Let me ask you this, how many greens at LT have patchwork in the fringe? The greens right now at LT are good and maybe equal to Oakbourne, but day in and day out they are not as good. The condition of the fairways are not even close.

This is my opinion.

Why would someone lease there?
Lease with an option to buy. It would be the prudent thing to do. If things continue to go south, you can pull out and get a better deal on another place. If they improve, you can stay put and buy.

This is the equivalent of going to east Austin and saying the entire city must be a craphole. As crappy as Louisiana is, Lafayette has the best quality of life outside of the Northshore.

Still better than that miniature version of Detroit called Opelousas. St. Landry is one of the poorest parishes in one of the poorest states. You're literally the bottom of the barrel.
