You have red, peach, and aqua colored rooms. Anyone that buys your house is gonna have to spend an extra bit of time and money to paint it. You dont want the hassle of painting it and are willing to discount the house so that you dont have to. Many buyers looking for a ready to move in house also dont want that hassle and are willing to skip the discount if there is plenty of inventory. You are effectively reducing your pool of buyers because some will bow out just because of that. Most people can live with whitish colored walls.

Id stick it out a bit longer and if you get in a bind and need to sell, go to Ace and buy some Benjamin Moore Classic Gray. Paint all the colored walls with this. Itll sell

Pre-Back to school buying has not kicked in yet.

And you have to be the best choice out of all the other nearby houses for sale.

Didn’t pay for staging. That was our furniture of ten years. I’m think next weekend I dump everything and list it empty

Do neighbors have garages? Looks like no garage? If you have a yard and no garage that really sucks. Make sure your comps are homes without garages because that’s a deal breaker for me personally.

But yeah, a week? Be patient.

You'd get $335k if it was closer to Bonnabel. I would think $310K being so close to Bucktown.

It's a nice starter home. The proximity to the Lake st apartments would be my concern.

It looks like a solid starter home!
If you want to make changes, paint the kitchen, teal room ,and pink room an eggshell white.
If you want to do more, the cabinets in the bathroom would look better painted white. Also, a different mirror perhaps a framed one would improve it as well.
I’d remove the decorative rugs. That would make the rooms look bigger and the rugs are too busy.
Remove the back of the house photo from any listings now. It’s just not an appealing photo.
As for pricing, if you are having a lot of showings, the price isn’t scaring them off. If it takes longer, then obviously you may want to reevaluate pricing.
It’s only been a week and these are strange times we are living in.

Yea problem is I really don’t want to do anything. I’ve got another house I’m moving in to and have put all my sweat equity into that one. Really I was hoping whatever needed to be done could be negotiated with the asking price hence why I started A little on the high side.

Haven’t had a coffee table since the kids were mobile. We had some ottoman thing but decided to get rid of it to make it more open

I’m currently in the exact same situation. Did not want to put more money into the old house. House has been listed a month barely any showings no offers. Just painted three rooms and putting in new carpet and not happy about it. At least painting is cheap and it makes a difference. People are looking for move in ready and it will help.
It’s only been a week. You can always wait and see what happens. It just sounds like you’re eager and wanted to suggest a few cheap and easy suggestions.

Back yard is tiny as frick, overall just looks like a low income home. How much are you asking? Probsbly too much.


Edit: 335,000 for 1670 sq ft? OH HELL NAW. You want to get rid of it. Price it to sell, not make a tidy profit.

I hope someone bites but honestly anyone who does is a sucker. Even my wife who is a drooling retard with money said anyone who pays 335k for your house is getting hosed.
