Cute house. It looks to have a lot of potential. As stated several times already, paint is a big issue. I would have painted everything a neutral color. Paint isn’t cheap and you aren’t going to get top dollar for your house when people need to repaint every room. The front of the house lacks curb appeal. Painting the front door to add a pop of color or getting a new front door (true to the style of the home) would be great. Your rooms are small/your furniture is pretty big. If you don’t have smaller furniture- take it out completely. Back yard is bare. You could add a little seating area on the back porch and some string cafe lights to brighten up that area. If it’s listed at top, it needs to be the best looking house in the area with ZERO work to be done. If not, you need to knock off at least 5-10k in a few weeks.

Ok after seeing the house listing ... at least paint the kitchen. It is that bad, and there’s not a lot to paint in there.
Do not empty the house if you can help it. Remove all personal items like photos, child’s name decorations and toys.
Remove the rugs.
After seeing the details, it is definitely overpriced. Ours is going for $185/foot and that is the high end of the comps and we are likely going to have to lower it. I really do wish it was $200/ft. But hey a house is worth what someone is willing to pay for it.

Appraisal and comps are unfortunately different things. Like I said I wish it would at $200/foot, because I can validate the price for my house even more! It is definitely overpriced. I even think mine is overpriced at $185/foot and it has new renovations and a great backyard. Good luck!!
