Home Warrrany thoughts?

Just purchased a home and some people are telling me to get a home warranty and others are telling me not to. What do you all think? Thanks.

The house is 11 years old.

It really depends on breaks or needs repairs.

They are mostly a bullshite waste of money.

I don't like paying whatever it is $300-$400 a year, then to have somebody from their list just come take a look costing $80-$100 just to walk in the door.

We bought an 80 year old house and have our warranty through American Home Shield. I'll never not have it. Let's put it that way.

I know from experience that the warranties are written with a hundred ways for the companies to avoid paying and they will try to use every one before finally ponying up to buy the absolute cheapest part to replace what is broken.

As long as you aren't expecting it to repair or replace something that's currently giving you problems.

You could have negotiated it into the contract and had the sellers pay for it. Next time!

11 year old house? No. Just put $500 in an account every year, and by the time something actually goes out, you'll have the cash to buy it.

classic misunderstanding from home buyers..... sellers will just price this into the sales price... meaning you pay for it, but it just doesn't show up as a line item.

Not necessarily true. The price is set. If you offer $10k less and ask for a home warranty plus some closing costs and they accept just how exactly did they "price this into the sales price"?

I used to be a naysayer but we've used it 2-3 times in the first year. Now, it's sort of a PITA and over the long run I can't guarantee it'll be worth it, but thus far it has saved us quite a bit of money.

FWIW the warranty company is prompt and easy to deal with. I expected bureaucracy and bullshite. The people they contract with aren't always that impressive, in my limited use.

it can generally be negotiated when closing as seller-paid.

i kept ours for a year..had an expensive HVAC repair that would have run about $600 so i figured i broke even.

bullshite. negotiate your deal with the seller, then after inspection (they will always find something), in addition to your punchlist, include a home warranty as a dealbreaker.

how is that being rolled into the sales price when you've already agreed to the price before bringing this into the picture?

A home warranty (American Home Shield) was included in the sale when I purchased my house. I tried to use them twice, neither resulted in the problem being fixed, and I paid the $75 fee for someone to show up each time. One of the repair companies they sent was super sketchy. I did not renew.

They're mostly a ripoff. You get the bottom tier of contractors to do the work and the warranty company will find a thousand reasons why your share of a major repair is larger than theirs. Save your money and put it into a maintenance account and get the work done right when something goes wrong.

$500+ a year to insure against a $2000 repair is pretty expensive insurance.
