Subtle just bought my first house thread.

Looking for recommendations on things to do/not do. House has tons of recessed lighting so I went ahead and swapped it all to LED. I’m considering the Nest thermostat, some decent cameras, and an auto sprinkler system.

What projects are you baws planning to tackle this summer?

It’s on the list. I want to convert the electric lanterns over to gas, pull the floods and replace with up lighting from garden/trees.

Don’t waste your time with a sprinkler system. In 2 years you won’t even use it.

Sand and refinish hardwood floors, floor-to-ceiling remodel of kitchen and master bath, hardwood flooring in master bedroom, new crown and base throughout, paint everything, new electrical sub-panel and wiring upgrades.

Honest, I would minimize that kind of thing. Houses are already a maintenance nightmare and the more complicated you make things, the more time you will spend fixing.

I’m impatient. I can’t sit around and not work on something and I’m definitely not going to turn into a couch potato.

Solid advice though from you and wafer. I need to find a balance.

Save the money and redo the air conditioning, plumbing and electrical when needed.
