Well of course this happens. Find me a buyer in SWLA who is buying a house for the house and writing off the roof repairs, then I will say you found a fool.

My last home sale the built in whirlpool tub had a loose faucet. I lived there eight years and never knew. You only would know if you grabbed it and yanked on it. It didn't affect anything but the inspector found it and the buyers wanted it fixed. I said NO because it would require cutting open the cabinetry. The access point at the back of the tub didn't allow access to the hardware. MY realtor got in my arse about fixing it because she was afraid it was going to screw up the sale. I finally had to tell her I wasn't doing it and I was going to fire her over the issue. She paid a plumber and cabinet guy out of her commission to come fix it. The sellers Realtor not representing the sellers interest really pisses me off.

So basically you’re mad she did what had to be done to close the sale, didn’t cost you a dime and you still think she is in the wrong?

I live in the Bay Area. The fact that they can even write an offer contingent on an inspection is fricking gift. I close next Wednesday and had to offer 40K over asking with no contingencies at all. No appraisal, no inspection, no nothing. No way in hell I would reroof a house for a buyer.

Sadly I am getting a great deal by exploiting Chinese nationals with the number 8 but I digress. One of the homes we looked at in the Berkeley hills sold for 575k over asking...and that’s not a typo.

The roof issue will depend on the type of loan the buyer is getting. If it's VA or FHA then a roof inspection will have to be done paid for by the buyer. If the inspection report says roof replacement then you can hire your own inspection to be done as well. The deal will not close if there is a roof issue pending. Bc the home inspector raised the issue it will flag the lender to request the inspection. If it's a conventional loan then you don't have to do anything.

The who it sold in one day argument... Now that the home inspection has been completed you are required to disclose it to any buyer the new items that need to be repaired .. roof, ac etc.. so it could possibly sit bc the roof issue will not be easy navigate.

Yeah if there was ever a time to not need a realtor to sell a home, it’s now. Just a little effort could save you thousands if you aren’t a complete moron.

No. She went after me instead of pushing back on the unreasonable petty demands of the buyer. She was in their corner all the way. That's what was frustrating.

Sellers absolutely have all the leverage now. They an sell “as is” and be fine most likely.

That won’t last. Real estate ebbs and flows but this is as much as sellers market than ever.

I think the agents, appraiser, title company and mortgage brokers are all working behind the scenes against the consumers. But in the bay you don’t have much of a choice.

Yeah most people are not completely competent in contracts, legal documents, and mineral rights...

The sale contract is usually just boiler plate pulled off the internet, the title company prepares, and assures all the closing documents are correct, the only thing the agent does during a closing is show up to get their check. For the average city lot any mineral rights are a insignificant part of the deal, and most states have mineral rights laws in place to protect buyers and sellers.
