First day on the market, BIL/SIL get 2 full price offers for their home. A price that was already ~$15k over what they originally set out to ask. They sign a purchase agreement with one the next day.

Inspection just came back. Typical stuff...kitchen sink has a drip, AC outside unit needs cleaning, window doesn’t work...but also includes
1. “hail damage to roof - recommend having roofing contractor evaluate for replacement”
2. No AC vent in master bath

So the buyer requests that they put a new roof and install an AC vent in the bath. BIL hasn’t seen this yet (sleeping/works nights) but SIL wasn’t sure how to respond. And the kicker is...THEIR realtor is telling them “you should do it, it’s not unreasonable and I’d hate for you to lose the sale”

My advice was basically “Fix the window, get BIL to fix the sink. Hire somebody to clean the AC, IF YOU FEEL LIKE BEING NICE. It’ll cost about $100. Then send them a ROTFLMAO gif for the rest with a reminder that there was another offer and you sold in 1 day. You have all the leverage. Also send one to your realtor with a reminder that she works for you. It’s as simple as that.”

Told her it’s a case of “doesn’t hurt to ask” and that they’re probably just looking for a price reduction.

There’s not a roof in south LA that doesn’t have hail damage unless it was changed in the last 2 years. Roof is older, they could see that when they bought it. And “it was taken into account when priced”. The vent thing is laughable. House ain’t had a vent for 40 years now it has to have one? I told her to ask them if they’d like a new granite double vanity counter top to go with it.

How would the OT play it?

If they really want the sale, maybe consider getting an estimate for the roof and offer splitting the cost with the buyer. The piddly stuff take care of just to make them happy.

Make an insurance claim for the roof. That way you either get your own inspection for free or money to give to the buyer to fix the roof.

It depends on the backup offers for who has the leverage in this situation.

They should counter with some of it. Get insurance involved for the roof. If it's hail damaged then pay the deductible and let them re-roof it.

Selling a house can get stressful, so It may take spending some money to make some money.

I'd do the repairs but cover no closing costs.

The buyers always want more. Always. Sounds like it's minor except the roof and if it was hail damage see what their insurance says about it. I would say take it or leave it.

Houses are selling like hot cakes right now. I'd respond with an offer to clean the AC and provide an allowance for the buyer to repair the window. The rest they can get lost with.

We just went through the same thing. The buyer’s people said we needed $12000 to fix the roof. Our guy said $200. We went with the $200 one. It’s such a stupid game. If you’re the buyer sure it doesn’t hurt to ask but if you overplay your hand it makes you look like a bitch.

It's a seller's market. Fix the sink, clean the AC, and fix the window.

Tell them take it or leave it.

Explain to them that there was another full priced offer the first day they put it up for sale so you'll fix everything for a $15k increase in the price. Otherwise, you'll just relist it for $15K over the price they agreed to pay.

I would have the realtor list the property as contingent and take other offers that don't want the repairs.

Deductible is $4k. I told her ask them to pay it. Yes, it can get stressful. But when you have 2 full price offers on day 1, you have some room to say no

Was full price as well. After 1 day on the market. Leverage isn’t in question to me

The realtors only get paid if the sale gets completed. They just want your family to make it all nice nice so they get paid.

I’d go with take it or leave it.
