I just don't understand how people can afford these new houses that are being built all over the place. A general contractor built a house two doors down from me three years ago as his own. He lived in it for a year and couldn't resist it and sold it for $800,000 or so.
Someone else on my block just built a house easily over $600,000. There were two houses bulldozed recently also that are about to start construction soon within 100 yards of these two.

We have multiple houses on our block that were older houses that were torn down and mansions built. I can’t fathom where people get the money but I’d like to find out

Went and looked at that house. My offer was going to be 290k, even though I felt that was a tad high still for the risk. Structure wise it is fine. 30k in siding and paint. I didn't feel I could get it to the 800k level in the amount of time. Especially with my schedule.

Assuming you are insinuating that the private school is the crusher. So, you have to give me the benefit of the doubt and assume one made it into one of the magnet programs. Although getting in is pretty easily done.
So 85k means you are bringing home roughly 55-58 (i think).
10k for tuition (assuming your not going to get any breaks)
We are down to 48k.
24k in housing. Means a 300k house, easily.
Down to 24k.
5k a year in auto. 1k additional in gas and maintenance.
Down to 18k.
600/month in groceries.
Down to 10k for discretionary.
Im sure you will destroy my numbers because they are a bit conservative, but there are plenty of middle class families doing it here so from your side it will be like arguing the moon doesn't exist.
