It would still be a difficult place to live on that salary. Cities are pricing out the middle class and have been for some time. If you are wealthy, you live close to work and send your kids to private school. If you are poor you live in public housing where there are abundant public services. If you are middle class you live in the suburbs.

Guess it all depends on what lifestyle you want.

Access to entertainment and activities is way easier in a city when dealing with a kid. Usually a lot cheaper too.

Commuting and auto ownership is usually more expensive in the burbs.

Quality of life is self determined for each.

Like my daily walks to the neighborhood parks now, but miss my quiet backyard and weekends doing landscaping in suburbia.

Glad I don't have to deal with traffic and making a trip everywhere for everything, but miss not having to deal with regulations.

Houston also has their fair share of a soul crushing commutes. Main reason I left was to not spend 2-3 hours per day of my life in a car.

Other than Nashville which is still much bigger than New Orleans, the rest of those cities and metro areas are huge. It’s almost become a boutique city at this point.

And there is definitely a decent sized middle class in New Orleans, just not as big as it has been in the past.
I would like to know what people consider rich!

Bright side it’s all gutted. The exterior needs some huge upgrades. You’ll prob have to put more like $300+ into the house. I also don’t like how you have to walk through one bedroom to get to another upstairs.

$400k is steep, I wonder if the seller will take $300k cash.

I was told it wasn't likely. Supposedly the lot is 250k min.

I can get from my driveway to Highland Road in about ten minutes. That's not what I would consider a price paying "commute". Now the poor souls who live off Hwy 42...God bless them! There are a lot of times (most times) it takes them 10 minutes just to move ten feet.

Only traffic I deal with is I10 in JP.

Occassionally 90 if I need to go downtown rather than get off around Carrollton.

Not saying Orleans doesn't have traffic. Just saying that I have options not to sit in it.

My commute is 20-25 minutes without traffic and 30 with traffic. I have made it in about 17 minutes, but the statute of limitations isn't up on that trip.

Which GC would you use if you purchased this place?

My wife and I did a similar renovation in the same part of uptown. We converted a tri-plex to a single 4br 4.5 bath. We ended up firing the original GC and used another who was just as awful, currently in a law suit with them. I don’t want to get into what’s wrong or name the company we used but we’re probably going to have to rewire the entire house which means tearing into the walls amongst other problems. Huge headache to say the least. Our renovation was quoted at $250k, after change orders we were out another $100k, $350k total!!! I would never take on another renovation with these old uptown homes, you find some many issues once breaking into the walls. Also, you will prob have to shore the house as well which isn’t cheap.

Probably GC myself, luckily I have a schedule that benefits being able to do this.

Decided on another house that needs a lot less work (50-100k). Have only met one GC that I liked, meeting a couple more this week. It does honestly feel like you can't turn the keys over to someone without verifying a lot. When these houses start coming apart there is always discovery that drives the price up.

If you go the GC route get plenty of referrals. The guy we ended up using was a friend of friend. He does a lot of work uptown for some time now but in the past few years his quality of work went down the crapper. If we were to do this process over again we would use Yazoo Construction.

Met a GC/Investor, Edward Nickolaus, that did an amazing job on a house. Not sure he is a GC for others, seems like he is self contained with buying properties and flipping.

Have been trying to run into him again to test the waters.
