They should have gotten a mini house.

yeah but now you could be stuck in one of those homes because the interest rates. They’re great for 5-6 years. If you had bought in 2020 you’d be three years in with the market, looking fricked for the foreseeable future.

Our first home was a dsld and we loved it. Much more energy efficient than you would think. The only issue I had with a “dsld home” was a lot of the other home buyers in the neighborhood didn’t do a great job of keeping up their yards. DSLD is a great get out of the apartment renting home but that also means you are living around people who still treat their home as an apartment.

Can't emphasize this enough. I loved my house and it was super energy efficient but I literally had a neighbor down the street that had weeds growing to his roof and I'm not exaggerating. I was happy to move out yet miss the house.

We are looking at downsizing due to Texas taxes and the kids getting gone.

I was looking at one of these neighborhoods that has a community pool, mows and maintains everything.

The builder builds every home and has a big sign about financing at the entrance.

Do they not allow outside financing ?

There shouldn't be any commission since you are buying from the builder right ?

Yes they do.

Some builders offer a commission to agents that bring a buyer.

They do allow outside financing, they just try and make it seem they will only give incentives if you use their lender. Please get a GOOD Realtor not just a Realtor. You need someone that will stand up for you with the builder when issues arise. The agent at the community work for the builder and will be very limited on helping you if something arise.

Did you still get the builder to pay closing cost incentives, if so how much did they pay?

What is the time frame these energy guzzling cardboard houses take to become rental ghettos and then abandoned?

You must be confused thinking you’re in a Dr Horton thread

A couple of people on here just said that their DSLD homes were energy efficient. I’ve heard that as well from a few people.

gifting the buyers the commission

This is an awesome thing to do, but have heard conflicting info on whether you can do this legally?

Where? Not in the Greater Baton Rouge area. In certain areas we still have multiple offer situations and folks paying over appraised value.

I don’t doubt that. I’m in Thibodaux and I’m starting to see some value deals. Might not see them either if the rates decrease the next 6 months. It was a small window.

Our DSLD neighborhood was adjoined to a really nice existing neighborhood to form into one. The existing neighborhood wasn’t happy as DSLD portion has brought in some riff raff, but they have been absolved in the original HOA. They’re kind of Karen’s but they do ensure everyone keeps up with their yards and no rentals are allowed

As did the rest of the market.

Doesn’t change the fact that they are low quality cheaply built houses.

DR Horton homes are going for $450,000 in my area. And they’re still selling fast.

$113/sqft really sucks. Enjoy over paying for essentially the exact same house as DSLD

DSLD is able to offer their own financing at lower interest rates. Outside financing right now will likely give you 8% and you can get 5-6% through them
