Can't emphasize this enough. I loved my house and it was super energy efficient but I literally had a neighbor down the street that had weeds growing to his roof and I'm not exaggerating. I was happy to move out yet miss the house.

We are looking at downsizing due to Texas taxes and the kids getting gone.
I was looking at one of these neighborhoods that has a community pool, mows and maintains everything.
The builder builds every home and has a big sign about financing at the entrance.
Do they not allow outside financing ?
There shouldn't be any commission since you are buying from the builder right ?

Yes they do.
Some builders offer a commission to agents that bring a buyer.

They do allow outside financing, they just try and make it seem they will only give incentives if you use their lender. Please get a GOOD Realtor not just a Realtor. You need someone that will stand up for you with the builder when issues arise. The agent at the community work for the builder and will be very limited on helping you if something arise.

A couple of people on here just said that their DSLD homes were energy efficient. I’ve heard that as well from a few people.

I don’t doubt that. I’m in Thibodaux and I’m starting to see some value deals. Might not see them either if the rates decrease the next 6 months. It was a small window.

Our DSLD neighborhood was adjoined to a really nice existing neighborhood to form into one. The existing neighborhood wasn’t happy as DSLD portion has brought in some riff raff, but they have been absolved in the original HOA. They’re kind of Karen’s but they do ensure everyone keeps up with their yards and no rentals are allowed

Doesn’t change the fact that they are low quality cheaply built houses.

$113/sqft really sucks. Enjoy over paying for essentially the exact same house as DSLD

DSLD is able to offer their own financing at lower interest rates. Outside financing right now will likely give you 8% and you can get 5-6% through them
