Yep.

Sunday open houses are usually aimed at the public. The ones during the week are aimed at other agents.

Yeah. Go with your wife/girlfriend/ho and try and sneak a quickie or oral sex in part of the house. Risk of getting caught makes it extra erotic. Try to break records getting to orgasm.

Not like they used to. A friend of mine is a realtor and she said they are a total failure. People can now pretty much see the whole house online with pics and video.

My wife goes all the time, she is a klepto and particularly likes spoons and purple things. It makes it rather tough on me being a LEO.

Me and the ol’ lady went to a lot when looking for our first house. If you’re not 100% sure what you want, it gives you better ideas as to what’s out there in your price range. A lot of times internet pictures are pretty doctored up.

Exactly. They are obviously going to only show the best features and angles. They are good for weeding out properties but you are going to have to actually go to a showing to take a closer look before putting in an offer.

In the real estate market, most of the ones that do attend open houses are referred to as "Lookie Loos", meaning they are there to only look and see what's being offered to snack on and have absolutely no interest in buying.

Yes.

All the pictures and virtual tours in the world don't give you the idea of how a home "feels" (the flow, the sound [inside and out], etc.).

I sell at least one property a year directly from open houses. The best part is those individuals usually have no representation so I double dip on commission

Main reason I posted this is we had an open house at our personal home yesterday and I didn’t know if people would come. 2 actual interested parties and 1 nosy lookie Lou.
