"Coolness factor" draws developers to Austin Tx

I was in Austin a week ago.

Host told us 150 people move into the city/region everyday


Oh and if you ever travel to the Austin area you MUST go to SaltLick BBQ

That's what drove me to build in prairieville. It's coolness factor. That and its a hip and pretty unique place.

Austin Metro area has basically quadrupled in size since 1980.

Thankfully I'm on my phone, else I'd type a retort to that article equally as long.

I will say, that 1st picture, with guy and his bike getting on the train.....in all likelihood he's the only passenger. Very misleading. The light rail is a pork barrel joke of a project

Same thing happening in East Austin as has happened in every other "cool" inner city hood. First, the Hipster Gentrification Army moves in because of cheap rent. Then bars, cafes, etc move in to serve the hipsters.....then people from other parts of town and the burbs hear about a cool bar and come to visit and realize the hood is not dangerous anymore. Then more restaurants/ bars open to serve the hoards of suburban tourists who arrive on the weekends. Then developers realize there are huge areas of undeveloped land or underutilized land. Shitty condos and apartments sprout and suddenly the hood is full of frat douches. The Hipster Gentrification Army invades another area of town.

Experienced it first hand in Eastern Market in Washington DC. I need to do a better job of identifying the Hipster Gentrification Army's next front. I could stand to make a lot of money in real estate.
