Plenty of youtube videos about China financial situation. About the only thing that the Chinese people can invest in is real estate. Many own a few houses and have invested in real estate developments that are never completed. The banks have been financing all these investments and they are in deep trouble!!! Bottom line the party leaders realize the problem but may be to late to bail out. Also their population is way to old and are feeling the effects on limiting family sizes. By 2050 the Chines population will be half of what is is today and will not have the working class to grow!!

There’s also laws or regulations that drastically increases the value of real estate once it changes designation from rural to urban, but it has to be developed in order to receive an urban designation.
Big investors buy cheap rural land as an investment, but they can’t sit on it for 10-20 years as a long term investment. They often have to develop it immediately, and hope they attract enough smaller investors in buy the individual units.
Not all ghost cities are completely abandoned. Some sit empty for years after they have been developed before they begin to attract people.

Which is why if they want to become a superpower, they have to do it sooner rather than later.
