If you like the smokies I would find something similar north of there. Watauga Lake/Mountain City area of TN or between Roan Mountain and Banner Elk NC. SW Virginia around Grayson Highlands is great as well. Hot Springs NC is worth a look as well. I’ve known several people that bought on a mountain top for the view only to sell a few years later. Usually roads are steep and difficult in the winter. Homes cost more to maintain with winds and rain. More wear and tear on vehicles too. Personally I’d rather have something in a cove/valley with water access if possible.

We arrived in Travelers Rest SC Sat as our new home. It's sort of the best of all worlds. The mountains just a 45 min traffic-free drive north are legit. Conservative. It's near in laws so that's main reason we didn't go farther north and higher elevations. Swamp Rabbit Trail takes you to and through Grenville (or just to downtown TR).

It has just the perfect mix of rednecks, normies, hipsters, crunchies, and athletic types. Mostly just normal Southern fams.

My parents just bought property in Dandridge, on Douglas Lake north of Gatlinburg. Dirt cheap

I’ve checked on that land as well. You need to look into the flood history before you make a decision. The valley and Townsend are places I’m always researching. Some great opportunities exist and close to necessary amenities in both places. If the property you mentioned is one of the ones I’m thinking of be cautious. It’s on the right off 321 headed east just before the curve going through the pass into Pigeon Forge. It was several hundred acres for sale the last 5 years or so for about $10mm. Now they are subdividing it to try and sell it that way.

I have family that retired to Micaville in Yancey County, a bit north of Asheville. It's on the South Toe river with views of Mt. Mitchell and the Blue Ridge. Amazing place. We visited this summer and I was curious so I searched Zillow and surprisingly there are hundreds of acres to be had for cheap between Burnsville and Little Switzerland.

As others mentioned though, access can be an issue as well as the cost and speed of getting utilities. Example, my aunt was quoted around $3,000 to get high speed internet simply due to the cost of running the cable along the poles up to their house. And it took 2 months for her to even get that estimate. She says "mountain time" is a real thing.

Not to hijack- but I've always been amazed at western NC when driving through- some gorgeous land that's propped up by shanties and trailers everywhere. Much of that area looks like 3rd world- I'm sure WV is the same

I vacation yearly at Hot Springs, NC. We stay at a campground on the French Broad river. It’s a great location. The hot springs spa is fantastic. I highly recommend it.

I suspect there are natural hot springs in the area that only the locals know about. I’ve tried to find them with no luck so far.
