Buy rental properties while you still own franchises so credit/cashflow isn't an issue. Once you have enough units leased and passive income stream of say 6k/mo (72k year) sell the franchises and play golf

PhD program, you'll need to have a BSN(4-5years), minimum 2YRS experience in critical care(need more to be a top candidate) . On top of that, CRNA school is 3years and you cannot work while in school. Also CRNA school is more competitive than Medical School which adds to the challenge.

I'd also look at nuclear med tech, rad tech and ultrasound /sonography. None will be in the 6figs, but easy workload with decent pay. Nuclear med pays really well for the work.
As with most things, higher the pay, the more education and effort.

I did it. frick, i could have pretty much wrote that exact OP 3 years ago. Owned my own business. After 18 years I burnt out. Sold everything. Went back to school @37. I’m currently a junior in CE with a 3.3 GPA
My advice?
Do the dam thing. You won’t regret it.
But there’s one big difference you probably need to figure out 1st. I knew what I was interested in and wanted to do. You should figure out what interests you before you jump off that cliff

Computer programming/data analytics.
Take online SQL courses, tableau, Oracle BI, Python and R... All courses pretty much free. Never have to deal with anyone, just data.

i'm in my mid to late 30's as well. just quit my 16 year job in january and joined forces with the wife on her blossoming online store, and haven't looked back.
