Have you considered Lake at White Oak or White Oak Landing? Area is still very nice, homes are relatively new, and seems like you'd fit in age wise

That’s why you don’t want Springlake/fairhill.

If I ever move back to BR it will be southdowns area, LSU ave area, university hills or whatever it’s called... close enough to walk or ride my bike to games

Greenbrier Hollow fits most of this. It’s a smaller neighborhood but in a great location near Perkins and Bluebonnet. There’s no community pool in the development, but there’s an arrangement with a nearby community pool that you can take advantage of.

Pine park/westminster. Older homes(not cookie cutter), sidewalks,trees but no community pool.

Lakes at Jamestown is not gated but there is a garden home section within the neighborhood that is gated. Houses there run ~$280k with ~1800sqft. That area has a separate pool, clubhouse and HOA.

LaJ sounds like what you’re looking for. Houses run roughly ~$350k and 2200-2500sqft. Its a good mix of 30-40 year old parents (80%) and retirees (20%). Really great neighborhood.

So the overlay district that was enacted along bluebonnet will never be messed with. Meaning there won’t ever be shitty gas stations and convenience stores be built there, just upscale appearing office buildings and the like to protect the residences behind. Pine park/west minister/IEJT has that as their last line of defense against the panhandlers and drug activity hanging out at gas stations hence none will be built there. Believe me if there was a racetrac there instead of a dentists office youd see property values drop there. Everywhere you have a lot of these gas stations unfortunately you have drug related crime and it affects the whole residential areas that are nearby.

I have lived in both JT6 and now BBT. Love the location and neighborhood. We have a neighborhood pool within 30 sec drive, or quick bike ride. Housing values have held strong or increased over the last 6 years I've lived in this area.

Unfortunately, a gas station is going into the old Kean's on Jefferson. Also, someone mentioned Matt Watson lives in Westminster. He has moved from WPP.

Except she will pay 140+/sq ft. On average probably upper 150's/ft
