It's a wonderful neighborhood, little gem in the middle of BR metro area. If you don't have to worry about sending kids to school or are willing to/can afford to go private, WPP my recommendation.



Oh, that would have been perfect for me. I love the location and all of the mature trees.

There are a couple of garden homes for sale in Bluebonnet Terrace I think. They are smaller that the other homes in the neighborhood and might be in your square footage range and have everything on your list. It's a great outdoor/walking neighborhood, there is the JT pool, a couple of nice parks, etc. It's a 1990's filing in the back of Jefferson Terrace. Very nice.

Mayfair is a black neighborhood, but it’s not the hood. It’s been a black neighborhood for 50 years. The people that live in there have been there for ever. It’s not crime ridden. I went to an estate sale there a few weeks ago. That’s where I got the Masonic sword from.

Bought in Iberville Terrace 4 years ago. It has gotten considerably younger in those 4 years as the older original owners of the homes have passed away or sold. Our home is 2100 square feet on an almost half acre lot, and we paid a little over 200k. It needs some updates but for another 50k investment in the next few years we will have a great house with a decent lot, in a safe neighborhood with sidewalks, a nice walkable distance park and that is convenient to anywhere in Baton Rouge.

I don’t disagree, but other races aren’t moving in. And that neighborhood isn’t bringing up the surrounding property values.

What’s that apartment looking place that was abandoned mid construction

I don't know what you consider the hood to be but Mayfair sure as hell ain't a place to hang out in if you aren't black.
Here's a tip to know if your in the hood. If you don't see another white face in the area and burglar bars are on many of the houses then you are in the hood.

While I could afford a house in U Club, I'm choosing to spend a lot less at this time. I do like the subdivision though.

Moved to kenilworth two years ago. It’s a great place, a lot of young families moving in recently which is great. Jefferson terrace also a great option. Do you have a realtor already?

We moved to Jefferson Terrace about a year ago. I love it. There’s a few “older” homes for sale in JT that are for sale right now and they are really cute from the listings.

Westminster gets my vote also. Best part is the central location to everything. Lots of nice, affordable houses on treed lots. All ages live there. New, younger residents keep property values up with home refresh. The loop around the hood is 2 miles so great for walking and biking. There is a civic association and they are part of a crime prevention district. Very friendly place.

The neighborhoods you are looking in are fine, especially for the size house you are looking for and being retired with no school aged kids.

There is an upscale gated Jamestown Court off Essen/I-12.Built in the 80's. That's the confusion, I think.
