how can a bar not make it in that area? How bad was the Irish place?

Because nobody wants to be the group to go hang out in an empty bar while everyone is in tigerland. It will be difficult to lure college kids away from places like reggies and Bogies, especially for a sports bar.

The rent was sky high and Mahoney's management was idiotic. They made an awesome burger though. I used to slip in there at lunch time regularly for that reason.

And the Burger + Any Beer special they had was hard to pass up. I guess since it's the owner with this new place he won't have to deal with rent issues.

I never understood why so many different varieties of places all fail so rapidly there, where literally next door you have the Chimes, which is a stable staple.
So it obviously isn't general location, and there is a LOT of new and growing economic activity in the area (or at least is was when I went to LSU and places were still failing there) so its not like Chimes is sucking up ALL of the potential.
What gives?
I do think that they have the right mindset however at trying to focus on comfort foods to LSU students in a highly visible location close to ECA and multiple upscale off campus complexes.

The Chimes doesn't really attract LSU undergrads to come drinking. Most of the people I see at the bar are likely working or are in grad programs and the beer list and liquor selection is what brings them in. A sports bar that offers cheap Miller Lite and burgers isn't going to put a dent in the Chimes' business.

Visibility is one of the huge issues for these places. Chimes street being one way towards Highland is a pain for getting to any of those restaurants or bars on Chimes St.

1. Bad faith owner. The guy who owns those buildings is a massive PITA to work with, fixes nothing, and charges exorbitant rent.
2. No parking. Actually, there's tons of parking nearby, but they all tow militantly. The northgate business owners need to get together and pay some kind of fee so that all of the businesses can have their patrons use that large parking lot by BWW without getting towed.
3. Bad management. Mahoney's bartenders were typically unknowledgeable, gave away tons of free drinks, allowed smoking inside, and gave no f&%ks. Northgate Tavern refused to fix their bathrooms. Chinese Combo King was overpriced and not that good. The Chimes Textbook Exchange was killed by Amazon, same as Co-Op. I have no idea what killed Reginelli's, it always seemed packed.

As someone else said, the only LSU students within walking distance are all underage freshmen living in dorms. The rest of the college aged people on East State are dirty hipsters. If you're an average college student, are you going to go hang out in a half-empty bar with dirty hipsters or go chase hot sorority vag in Tigerland for half the price and with ten times the people?
It's an easy choice.
West Chimes will never be a place that caters to LSU students. I never thought about going to that side of campus other than trips to Pita Pit or the occasional dinner at Chimes. Anything that tries to compete with Tigerland will always lose. There aren't enough hipsters to keep it open, and once you attract a few hipsters, everyone else stays away like it's the plague.

Chimes street will have to do a lot more to lure kids away from tiger land.

Mahony's had way too large of a menu and was too big for what it was. I do miss that place because they had a wide selection of craft beers for dirt cheap.

They did have a great, cheap craft beer selection along with good bar food, and I'll miss it too; however, I understand why it closed because the most I ever saw there during lunch was 3 other people besides myself.

Imo, college kids don't give a shite about food at bars. When we were going out at LSU, it was never a let's go to dinner and drinks. It was a just eat whatever and let's go get hammered.

You have to have an advertising budget more than $0 to start or have one pretty intrusive word of mouth campaign. You're trying to break into an area where there are already established bars, so if you're going to rely on walk ins you're going to watch people walk right on by to Chimes, Varsity, and Barcadia. Very few people are going to walk into a mostly empty bar, so the concept of slowly building a client base from a slow rolling start just probably isn't going to work.
Now, that area is not walking distance to many LSU students any more, but it is walking distance to games. I think I'd have something like $1 tacos to go on game days, also have giant cokes/waters in cups that have my businesses name plastered on them (aka the Newks trick), and let people walk around campus on Saturday with your brand all over the place.
For gametime, have drink specials for all the people who were tailgating but didn't have tickets to the game, try to make an event of it.
If you're going to succeed I think you need to try to pull in LSU's best marketing asset - football tailgating.

Agreed, even when I did get food. It was probably from a food truck outside of the bar or something that was close.
I was on W.Chimes not to long ago (Headed to Slinky's) and they have taken apart the bar from Mahoney's. It's about half the size of that bar now.
I'm just curious what they plan to do with all that space and the booths from Reginelli's.
