I guess that's assuming your potential buyers want a pool. It would turn me off from buying a house. No need to give myself extra chores.

Regarding which is a "waste" of money, I've owned 4 boats and a pool. I've never considered any of them a waste of money as they've all brought an immense amount of happiness and great memories to our family. Both will cost you money. If you use them, the money won't matter. Don't use them then they're a waste of money. I get one round on this earth and I don't consider the pleasures brought into my life that cost money to be a waste.

I'm opposite or let me rephrase that, my wife is. First, some history. The biggest fight in our marriage to date and we have been married over 20 years has been over putting in a fricking pool at our house. I told her not no but hell no. That's what we have a gym membership with a pool for and a damn community pool one block away on top of that. Plus, it makes no financial sense at all. However, she wants to be able to just walk out the back door and swim and so does my daughter. It's been a struggle that thank God I don't have to fight any more. We are moving and I gave in, we will buy a house with a pool. At least some other sucker will have taken the hit for me. Just got to pay for the upkeep which I guess in the grand scheme is peanuts compared to the cost of putting one in. Plus, the housing market where I am moving to is so saturated at the moment, I doubt I take much of a hit paying extra for it.
As for the boat, I want one bad but I can only justify buying one if I can use it for the tubing, family recreational stuff, fishing, and then converting to duck hunting in the Winter aspect. It needs to be a jack of all trades boat that I can roll from one of those to the other since I can't handle seeing a boat just sitting there if I am going to pay a kidney for it.

Some people just don't want it. When my dad was looking to buy his place in florida, he distinctly wanted a place without a pool. Just wanted to avoid the hassle. Assuming that more people want to avoid the hassle and cost than want it, I guess you could say that it could affect the price of a place. Definitely safe to say that you're not going to recoup the investment when you sell like you would with some other renovations.
