What do you mean by "best" and what are you using it for? I mean you can spend $1000 on one if you want.
FWIW I bought a crappy Walmart one its probably not 12x12 but I've had it at least 5 years and use it 10 or so times a year and it was like $59. I expected it to last one tailgate and the thing won't die. Its waterproof and everything. great.
The EZ Ups are sweet though.

You're right. It's for tailgating and a gift which was requested. I know nothing about tents. I'm not looking to spend a grand by any means, but trying to find something that will last more than a few seasons and won't blow away if there's wind. Waterproof, of course, but I figured they were all waterproofed.

Exactly. That brown one from walmart for $60 a few years ago lasted us 2 beach trips, 3 St Pats days and countless tailgates.
EZ Ups for $100 will last even longer and usually just get a replacement canopy.

not sure on the 12x12, but i have 2 straight leg Z-SHADE from Academy that i use with our crawfish boiling trailer and they have really served me well. i think they were about 100 bucks a pop. my work just ordered a couple of EZ UP custom jobs for trade shows and what not that are extremely nice, and appear to be quite a bit more heavy duty, however, were priced accordingly. no complaints out of my Z shades

King Canopy.
This is what we use for tailgating. Good prices, quick service
