Both excellent options if you want a small town feel. Both are probably 20+ years away from being swallowed by suburban sprawl at least. Maybe more.
But....you are looking at $400K minimum for new construction, and it's almost all custom built up there. Horton hasn't infected it yet.

I like Prairieville, but I could definitely see why the traffic, lack of infrastructure investment, and potential for overcrowding could turn people off.

Audubon Market in Saint Francisville is very good. I think it's one of the best rural AG stores. Rouses in Zachary is pretty shitty. It's not one of the newer, better run Rouses. I think they bought it from LeBlanc's stores, then ran it into the ground.
FWIW, I also like parts of Plaquemine or Brusly if you want more of a suburb feel, but I'd want to know where the bridge was going before I bought out there.

Whether or not you have kids also needs to be taken into account. Idk how good the schools are in St. Francisville.

You would be crazy if you moved west of the Mississippi and south of the intracoastal canal. (Plaquemine, Addis, Brusly)

Depends on where you work I guess. I wouldn't want to put myself in a position to have to drive across the I-10 bridge everyday.
On the other hand, the US 190 bridge is usually okay if you commute to north Baton Rouge. But the newer housing in West Baton Rouge west of Port Allen tend to be larger homes on larger lots. Not everyone is looking for that.

I can’t believe anyone is considering commuting 40 miles—especially from Hammond—into BR for work.Jesus, how much time and stress would that commute be? At that point, you’re better off relocating to a different city/state for work.

Correct, it used to be a LeBlanc’s.
In general, stores they have bought from other chains and refitted into being a Rouse’s suck, especially from a distribution perspective since Rouse’s got expelled from AG.

I work with a few people who commute 40-60 miles to BR for work. I wouldn't do it for long. That's a shitty quality of life spending 3 hrs per day in a vehicle imo.

Bingo. West Feliciana/New Roads will be the easiest commute to and from BR.
But hell you can live all the way down in the country in Lutcher if you're willing to commute. Cheap land down there.

I'd say look at where you will need to drive to on a regular basis. If it's downtown or North BR, Zachary or St Francisville have good schools. If you have to go to South BR Ascension Parish.

I commuted from Denham to South BR almost 20 years ago, and even then that drive was maddening. I remember considering commuting from Holden and how ludicrous that seemed at the time. I can not even imagine how people do it now with all the additional growth.

Yeah we lived off of Juban when I-12 was under construction. It sucked. But even post construction it was a 45 minute to an hour commute. We moved mostly due to the commute.
I work with someone that lives north of Independence almost to Amite. Screw all that. You have to sit in I-12 traffic for 45 minutes and then you still have 40+ miles to go when you get out of it.

I get your argument but I just don’t think places 40 miles from the state capital should have the same amenities as other real rural places like Jena for example.
It’s obvious that the town of St Francisville does not want to be one of those commuter towns with a bunch of cookie cutter strip malls and neighborhoods. That being said, it still might be worth living in.

Well the whole point was to determine good communities for people that have good jobs in BR but do not mind up to a 45 min commute to enjoy said community.
