Baton Rouge Real Estate: There are 86 Homes > $1.0M For Sale in BR

I find Baton Rouge real estate interesting. I like to see what's for sale and what homes are selling for.
On realtor.com ( LINK), there are 86 homes in Baton Rouge listed for over $1.0M. It looks like a good many of the homes are either along Highland (10), around LSU Lakes (6), in Bocage (8), or in the Country Club of Louisiana (12).
I assume people buying these homes are paying cash somehow or make so much money that the mortgage payment is just noise. How many people live in Baton Rouge that make that kind of money to pay cash or not be bothered by the massive mortgage and the fact that their house is going to be very difficult to sell?

I have often wondered this myself. I think these homes are just old money families selling houses that were passed down to them. I don’t see how people can afford this I’m BRs economic climate

Oil field workers and plant workers are buying these houses. That’s why you are so many F-150s in the driveways.

Or pay way more than they should based on their income in order to keep up appearances, and now have nothing left to save.

There are plenty of business owners, execs, doctors, lawyers etc that can afford a 1M$ home in Baton Rouge

For that you could buy a real nice spread up around St Francisville and have enough left over for a helicopter to commute to BR.

The people who live in these homes can afford to wait to get what they want.

So they live in Bocage/Bocage Lake, LSU Lakes, or CCLA?

There lots of newer homes built in the last 10 years that are worth 1 million plus, but not for sale. There $800K spec homes under construction right now.

My buddy sold his place in the Settlement at Willow Grove for like 1.2.-1.3 in a week or 2.
