You pick Arkansas out of the blue?

Regardless, you shouldn’t leave gainful W2 employment to start a business especially in a different industry/segment.

Keep (what sounds like) a high paying job and insurance while you developed yourself into an Arkansas slumlord and then think about leaving.

What comp structure would you theoretically have...salary plus commission or 100% commission? With the first you at least have guaranteed income but your upside is much lower, the second it's the opposite.

I know someone who moved from California to sell real estate in NW Arkansas. I don't think he's hurting too bad for money but he lives with his elderly parents and the market there is slow. Home prices are low so the commissions are as well.

In Financial Services and I wrestle with the internal dilemma of giving up financial comfort in chase of a dream sometimes... who doesn't? Making that decision largely depends on two things: (1) how bad it eats at you, and (2) where you are in life.

Jeff Bezos had the most profound reason for starting Amazon: He asked himself, would he regret not doing it if he was 80 years old, looking back on his life? He plainly decided if he didn't do it, it would be a massive life reget. So he did it.

As for the second, it depends on where you are in life. If you're married, have kids, etc... it may not be feasible. But, if you're single and 31, it's a lot easier. Dating in NW Arkansas with it's recent decade-long boom is becoming much more attractive. Also, I've spent a significant amount of time doing business in the Bay Area, and I can assure you the guy/girl ratio is wayyyyy better.

My recommendation would be to move to Fayetteville over Bentonville. A good bit younger, more fun events/music scene, etc... and coming from the Bay area, a bit more worldly/liberal than Rodgers/Bentonville (though becoming less and less so).

UPDATE: Alright folks, so today I was laid off of my San Francisco job due to this pandemic. I am actually happy as I hung in there and got a nice severance package instead of quitting when I made this thread.

As luck would have it, it looks like I’ll be allowed to take my real estate test next week. Hopefully, I pass this thing and move out there. I just informed my landlord I won’t renew my lease August 1st. Things are coming together.

Maybe I’m the first baw from San Francisco to move to Northwest Arkansas!
