Well, I'm planning on renting first and pay round $800/month on rent. I pay $1800 in rent & Utility currently so I'd be saving a grand on that.
I spend 3K/month right now, I'd say I'd be paying at the most 2K/month out there so I have roughly 18 months in savings.

So you're gonna flip houses, and you won't have a steady income when you get there... meaning you'll have maybe 10k to invest in your flipping business? I'm probably missing something but the numbers don't add up.

No, I'm going to become a licensed agent. I mentioned flipping houses as a future type of thing, just like marriage and kids.
I'm not looking to flip houses anytime soon. I would, however, like to buy a home within the next year which seems pretty realistic.

If it were only that easy. It's super saturated. You're lucky if you close 3 deals in a year, and it's also expensive to live yourself.
My friend became an agent and she has to literally ask all of her friends parents because nobody in their 20's or early to mid 30's is looking to buy a home out here. Too expensive.

I know it ain't a walk in the park. I have a plan, and a niche I think I can do well in. I've got a good base on Instagram, 500 followers so far and I'm not even an agent yet. Just setting things up for me.
