Chattanooga is another great city in Tennessee. Every city in the state outside of Memphis is seeing a huge growth in population and revitilization projects. Mostly due to great leadership from the city and county mayors driving and promoting our cities to be included among the best mid and large sized cities in the South.
As of July last year these were the largest 4 metros in the state:
Nashville Metro: About 1.9 million
Memphis Metro: 1.3 Million
Knoxville Metro: 870k
Chattanooga Metro: 550k
Nashville, Knoxville and Chattanooga's downtown areas are all blowing up. Knox and Chatt obviously not anywhere close to Nashville's, but doing well all the same. All 3 are great places to live and work.

It's sad. A great city 20+ years ago. Too many people there now, and the city layout was never designed for the massive influx.

Highly doubtful.
Austin is getting high paying tech jobs and the state of Texas is taking jobs/people from California.
There are a lot of people cashing out their equity in California and moving to Texas/Austin.
Nashville is getting people from around the south and Midwest. Not a whole lot of money coming there. Other than auto companies(factories) the job market has not changed much.

and yet..., they can't figure out how to move traffic through there between 7:00am-9:30am and 3:30pm-6:30pm.

I enjoyed my life in Austin...lived there for about four years...but, it is an easy city to outgrow...once you've done all of it, you're in the middle of fricking Texas.

I work abroad quite a bit. My last long stint was 4 months. Came back home to Austin, could barely recognize my neighborhood. It's out of control with no stopping. But my house in three short years increased from $225,000 to $440,000 if I sold today.

My grandpa has a farm a few miles off of 79 in Hutto. When we were young it was the middle of no-where. Took a good fifteen minutes to get to Round rock or the Interstate and there were no roads and barely any people.
Now there are developments left and right and this SH-130 road goes a half mile from his house, so you can hear cars at night instead of country air.
It's cool seeing the area grow. I get shocked by how fast construction goes there. The Burnet road I-35 exchange was done quicker there than the simple Wisner overpass was done in New Orleans.
