I'd go Georgetown out of those.

Your commute wouldn't be too bad. I go to my office downtown from Round Rock every once in a while and it's 23 minutes in and 26-27 back. Granted, I go very early and leave very early so I'm missing most traffic.

We're here for a few more years then heading to Bell, Milam, or Lee County to raise the family. As long as I have access to Austin in 1-1.5 hours, I'm comfortable.

Do not go south of the river for a commute to The Domain.

Liberty Hill is your best bet if working near the Domain.

Georgetown >>> Hutto or Manor.

Would not suggest Hays County if you are commuting.

A lot of good suggestions already. Did want to mention to you that Samsung will be building a $5 billion fab in Taylor (just east of Hutto), so whatever the property prices and traffic situation is there now will only increase (and probably A LOT).

The reality is that traffic will suck no matter where you decide to live and if your home purchase price is not outrageous that means that you've got a hefty commute on your hands.

I live in Bastrop (30 minutes east of Austin airport). I used to commute to Northeast Austin.

Forget Manor.

Georgetown and Hutto are okay, but probably not in your price range.

If I were just looking at moving into the area, I'd start and end with:

Liberty Hill
Cedar Park

Unfortunately, 550K doesn't get nearly what it used to get.

That’s going to be our ongoing problem for the foreseeable future. Like I said earlier, we’re getting a Meta data center in Temple. Temple is a COMPLETELY unknown town outside of the I35 corridor. It’s a town of almost 100k people and I meet people from Houston and Dallas that have never even heard of it.

All these corporations are going to keep searching for smaller towns and then blow them up. When I was talking about not liking the new Meta plant on TexAgs, I had a fair amount of criticism for “not liking growth.” In the next thread down from that people are bitching about property taxes and how people buying from out of town driving up their taxes and getting outbid on houses was pissing them off.

Not all progress and growth is good progress and growth.

How do you figure Liberty Hill is his best bet working near the domain? Cedar Park, Georgetown, Round Rock, Leander, are all closer....

I've lived in all of those over the years, with the exception of Hutto. I wouldn't even consider Hutto.

We were in Liberty Hill before Georgetown and liked it, but it took forever to get anywhere and there wasn't much around, so we always found ourselves in Georgetown on the weekends, so we moved here.

Cedar Park is great from a location standpoint, but traffic is a bitch in CP (I know, I know...it sucks everywhere), but it's not toooooo bad in Georgetown.

If you can find something, then I'd say it would be:

Georgetown
Cedar Park
Round Rock
Liberty Hill
Leander
...
...
...
...
Hutto

That may get you a mobile home. Note, every house you see listed is likely selling for around $100k more than that.

DR Horton starter home down the street just sold for $700k...listed for $575k

ETA: I'm in west Round Rock near Cedar Park and I can hop on the toll roads and get most places in 20 minutes. Houses around here for what you're looking for are 700k+, but you might be able to find a fixer-upper for that.
