I can believe that, but Austin's appeal is that many of the activities are within a 30 minute drive from downtown, some only minutes. That's just one of the many big draws the city has. Does Nashville have that?

I would guess there are hiking, fishing and kayaking opportunities equally close to Nashville, but I haven't done a lot of stuff that is truly in Mid TN. I would think that they're both pretty similar in that there is a trade off between proximity/convenience and aesthetics/ruggedness/etc.

South. Padre is okay I guess, but it is actually cheaper to just fly to Pensacola and drive to ft. Walton.

Direct SW flights into the new ECB airport also, I've found some decent fares. Galveston is the gulf coast's answer to Coney Island IMO, and I've lived in Houston my whole life

I have never taken a bus but I dread main st and the train bums. Houston has it's share of homeless, for some reason they stay out of the tunnels though.

I don't think it is worth comparison because it's apples and oranges, but twice I have seen Austin bums steal food off plates of people who are still eating. Houston downtown does not have a lot of outdoor eating space, it is probably too hot or the equivalent places to eat are underground.

That's actually a good way to describe it.

Economically I can see why a person would want to live in Houston, but specific industries aside, I can't see why anyone would choose Houston over Dallas.

I just tried to buy a house in Montrose. I offered $515,000 on a $500,000 asking with six weeks close, no contingencies and $5000 earnest money. I finished third out of six offers and they stopped accepting after seven days.

We fly over about three times a year to stay at my mom's house in Rosemary. We can be door to door in three and half hours.

I'm not sure what the point is on this one. I agree Texas has barrier islands and coastline. I disagree that the barrier islands of Texas are better than Georgia's, and clearly disagree that Texas has easy access to nice coastline.

I like to hunt/fish, couldn't give 2 shits about how many yuppies wanna come and hang out on the barrier islands and whether or not they believe it to be nice coastline. Nice depends on your definition, if you like to fish texas has some damn nice coastline.

Agree to disagree.

at least they used to get some decent talent in there every once in awhile, but haven't seen anything that I'd want to go there for for some time, wonder if it's because of the old heads retiring/selling

The prices in the core of Austin and Houston are high, but I guess if you're willing to live 18+ miles from downtown then the housing stock is hard to beat.

I think they're good for suburban living with commutes but I think a lot of these outdoorsy types would enjoy other cities more. Denver. Asheville, Reno, Sacramento, Portland, Boise, Spokane, etc.

Well so do I, but I'm not going to pretend that the only people who do outdoor activities other than hunting and fishing are yuppies. This started with us evaluating whether or not prices were inflated, so obviously more than just our opinions are going to factor into that.

Thats a great question. They get good bands to play there, just haven't put any money towards a refresh.

The city of Nashville has the Warner park system that offers good trail running and biking.

If you head 20 miles west of Nashville, you'll run into some decent kayaking, canoeing, and hiking along the Harpeth River.

About 40 miles south is Stillhouse Falls which is pretty nice.

Of course, the real action is when you start heading to East Tennessee.

the Bums can be bad in downtown Austin. Always fricking asking for money. The ones on the Eastside are least creative with their approach, and I fricking dread parking for a show at Stubbs because you have to walk by that shelter on 7th. I have ubered to Stubbs for that reason now.

I saw one bum the other day at an I35 off ramp. He didn't even have a sign, just holding up a bus map. They're not even trying anymore.

Supply and demand

The huge influx of residents raised the value. That's not a bubble.
